For example, water, sewer, access. 1/11/07 – An easement has not been provided for the sanitary sewer line that runs through the o adjacent private property. 1/11/07 – The legal description shown on the site plan describes the Plat, not this lot. o Therefore, the legal does not describe the rights of access for this lot across Tract A. Please provide the correct legal description for this lot. 2.12/7/06 - Please indicate the driveway and access road surface material on the site plan. 1/11/07 – The driveway surface material is proposed to be dirt. A dirt driveway is still o considered to be an impervious surface. In order for the driveway to be considered pervious it would need to be landscaping or grass or you may propose another pervious material for review and approval by the City. 3.12/7/06 - Impervious surface calculations shall include the roof outline, driveway (including crushed rock), walkways and patios. I have calculated the impervious surface area for the house alone to be about 2275 square feet. Once the impervious surface area exceeds 2000 sf a storm detention system is required to be installed on private property. Please refer to the City’s Storm Water Management Handout #E72 available on the City website at www.ci.edmonds.wa.us under Development Services Department, Engineering. 4.12/7/06 - Show the entire water service line from the meter to the house. 1/11/07 – Per the revised site plan, the private water service line serving this lot runs west o th through Tract A and then south in the City right-of-way along 76 Ave W instead of crossing through adjacent private properties like the previous plan indicated. Private utilities shall not be located in the City right-of-way. Connection shall be made to the City water system and a th new meter installed at the end of the private drive where it meets 76 Ave right-of-way. DATE E-MAILED 1/11/07 PAGE(s) 2 5.12/7/06 - Show the entire storm run from the property to it’s connection to the City’s system. 1/11/07 – Per the revised site plan, the private storm system serving this lot runs west through o th Tract A and then south in the City right-of-way along 76 Ave W instead of crossing through adjacent private properties like the previous plan indicated. Private utilities shall not be located in the City right-of-way. Connection shall be made to the City storm system, which th requires the installation of a CB, at the end of the private drive where it meets 76 Ave right- of-way. 6.12/7/06 - Show the entire sanitary side sewer from the connection at the lateral to the house. 1/11/07 – The sanitary side sewer has only been shown from the house to the corner of the o property. Please show the remainder of the side sewer and it’s point of connection to the lateral at the edge of the right-of-way. Please also refer to item #8 with regards to the condition of the existing side sewer. 7.ok 8.12/7/06 - You will be required to TV the existing sanitary side sewer and provide a copy of the video to the City’s Public Works Department for review. Public Works will make a determination as to whether or not the exising line can be reused. 1/11/07 – The video submitted has been reviewed by our Public Works Department. The line o is carrying a significant amount of water and debris is not washing through the line easily. It appears as though the line has very little slope. This line is not found to be acceptable for reuse. Please be aware that the line appeared to be in use in the video, and so it is assumed that one of the neighboring houses is also connected to this line. Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. JoAnne Zulauf is your City contact for this project.
