During review of the subject submittal it was found that the following information, corrections, or
clarifications will need to be addressed:
1.12/7/06 - Please revise the site plan to include the following:

Any and all easements across neighboring properties for the benefit of this lot. For example, water,
sewer, access.
1/11/07 – An easement has not been provided for the sanitary sewer line that runs through the

adjacent private property.
3/12/07 – A 2.5’ wide easement is indicated on the site plan, but a legal description has not
o
been provided. If an easement currently does not exist, it will need to be secured with the
neighbor prior to approval and issuance of this single family residence permit. Also, the sewer
easement should be a minimum of 5’ in width to allow for construction and maintenance of
the line. The boundaries of the easement in it’s entirety shall be shown on the plan.

4.12/7/06 - Show the entire water service line from the meter to the house.
1/11/07 – Per the revised site plan, the private water service line serving this lot runs west through

Tract A and then south in the City right-of-way along 76 Ave W instead of crossing through
adjacent private properties like the previous plan indicated. Private utilities shall not be located in
the City right-of-way. Connection shall be made to the City water system and a new meter installed

at the end of the private drive where it meets 76 Ave right-of-way.
3/12/07 – To clarify my previous comment, the water meter shall be located at the right-of-way

line at the west end of the private drive at 76 Ave W. The water meter is currently shown at
the east end of Tract A. Please show the location of the water meter as requested.
3/12/07 – Also to clarify my previous comment, a new connection to the City main shall be

provided at 76 Ave W. The City will make the connection at the main and set the water

meter. You will be responsible for connection to the meter and installation/repair of the water
service line to the house. Please show the new connection to the water main on the drawings.

3/12/07 – As a side note, if a detention system is no longer required to be installed, are you still

proposing to install these storm improvements?
6.12/7/06 - Show the entire sanitary side sewer from the connection at the lateral to the house.
1/11/07 – The sanitary side sewer has only been shown from the house to the corner of the property.

Please show the remainder of the side sewer and it’s point of connection to the lateral at the edge of
the right-of-way. Please also refer to item #8 with regards to the condition of the existing side
sewer.

3/12/07 – What is the side sewer lateral shown to be connecting to in 76 Ave W? The

drawings indicate a rectangular object. Please clarify what this is. Also, for further
th
clarification, please show the existing section of sewer main in 76 Ave W.

8.12/7/06 - You will be required to TV the existing sanitary side sewer and provide a copy of the video to the
City’s Public Works Department for review. Public Works will make a determination as to whether or not
the exising line can be reused.
1/11/07 – The video submitted has been reviewed by our Public Works Department. The line is
o
carrying a significant amount of water and debris is not washing through the line easily. It appears as
though the line has very little slope. This line is not found to be acceptable for reuse. Please be
aware that the line appeared to be in use in the video, and so it is assumed that one of the
neighboring houses is also connected to this line.
3/12/07 – The plans still indicate an “existing sanitary sewer”. Please revise drawings to call
o
out the requirement to replace the existing side sewer per City standards.
Please resubmit 3 copies of the revised site plan and documents to a Development Services Coordinator.
