Please redline plans or submit two (2) sets of revised plans/documents (affected sheets only) with a written response to each of the items below to a Permit Coordinator. 1) Please revise site plan to show North arrow pointing the correct direction. North is actually toward Alder Street. 2) Show on the plans how the media room will meet the light and ventilation requirements of R303 (note exceptions for artificial light and mechanical ventilation). 3) Show second floor master bedroom bump out on the site plan to verify that it meets zoning setbacks. 4) The den has a closet therefore it is considered a sleeping room and must have a smoke detector and complying egress window/door. Please note on plans. 5) Lateral calculations for Main Floor North specify STHD14RJ and pians call out HDQ8-SDS3. Coordinate plans with the calculations or provide revised calculations. The same thing occurs on the Main Floor South please also address this in the resub. 6) R403.1.3 requires all vertical rebar to have a standard hook. Revise all foundation details to reflect. 7) Minimum ledger lag bolt size and spacing is 1/4" x 4 I/Z" bolt/screws at 6" o.c. Revise plans or provide calculations stamped and signed to justify size and spacing shown on the plans. 8) Provide connection detail for the two 5 1/8 x 18 GLB in the garage connecting to the 5 1/4 x 7 PSL. All that is noted on the plans is EPC each end of beams. This connector will not work with both beams coming into the posts. Also, provide calculation for beam and footing to justify that they are both adequate to carry proposed loads.
