During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please redline plans or submit two (2) sets of revised
plans/documents (affected sheets only) with a written response to each of the items below to a
Permit Coordinator.
1) Datum point shown on the site plan will be too difficult for the inspector to perform height
inspection. Please choose datum point closer to the property. If water meter is not being
disturbed it would serve as an adequate datum point.
2) Clearly show extent of rockery and retaining walls shown on the site plan. Currently they are
shown the same as the topography lines. Also, specify if rockery is existing or proposed. If
proposed provide top and bottom wall elevations.
3) On the site plan label setback dimension from the North property line to the deck. Also, show
deck stairs on the site plan.
4) Please provide an existing floor plan for each level or add all room uses to the demolition plan
to know full extent of interior remodel work.
5) . On the floor plans clearly distinguish between existing and proposed walls both interior and
exterior (i.e. shaded walls, etc.).
6) Show location of all smoke detectors. One is required in each sleeping room and in the hallway
outside each separate sleeping area.
7) Lower floor line A shearwall 3 at the guest bedroom is required to be 6.7' per the calculations
and plans only show 6'. Please coordinate plans with calculations or provide revise calculations
to match plans.
8) The roof framing plan specifies "new post" at the kitchen island area. Please specify size of post
required.
9) Show how island sink will be vented through the roof or with a loop vent as permitted by UPC
909.0.Air admittance valves are not permitted unless first approved by the Building Official
under and alternate method per UPC 301.2.
10) R403.1.3 requires all vertical rebar to have a standard hook. Revise all foundation details to
reflect.
11)Provide calculations to justify existing post under B1 and B2 as well as foundation to support.
Show size and location of foundation support on the foundation plan.
12) On the deck section view specify ledger attachment to the residence. Minimum conventional
size and spacing is 3/8" x 4 1/z" at 3" o.c. without calculations stamped and signed by the
Engineer of Record. Also, ledger is labeled as 2x8 and the joists are 2x10. Please increase ledger
to 2x14 to match the floor joist size.
13.) On the floor plan it appears that the exterior wall at the rec room will remain and the demolition
plan says that the window and sliding door are to be removed. Please clarify on the floor plans.
Also, if wall is being removed show how the floor joists will be supported.
14) Provide section views and framing plans for the chimney removal.
