During review of the above noted application, it was found that the following information, corrections, or
clarifications are needed. Please submit three (3) sets of revised plans/documents with a written response
to each of the items below to a Permit Coordinator. Joanne Zulauf is your City contact for this project.
1.12/13/06 - Please provide a storm detention system worksheet. The worksheet is available in the City’s
handout for Storm Water Management #E72. The handout is available at www.ci.edmonds.wa.us, under the
Engineering Division of the Development Services Department.
2/20/07 – Detention worksheet provided – thank you. Please note the invert elevation at the outfall
o
end of the detention pipe and the invert elevation of the 6” outfall to the City’s City storm system
are to be at the same elevation. I have redlined this change on the detention worksheet. The plans
will need to be revised accordingly.

3.12/13/06 - Show the existing catch basin in the City right-of-way that will accept the outfall from the on-site
detention system.
2/20/07 – As shown on the plan, the nearest City catch basin is on the north side of Alder Street,
o
west of the west property line. The connection of the private storm system to the City’s system
cannot be constructed as proposed.
2/20/07 - A catch basin will be required in the gutter line on the south side of Alder Street. The 6”
o
private outfall will connect to this CB.
2/20/07 - Another catch basin will be required in the gutter line on the north side of Alder Street.
o
The existing storm system will need to be extended to the east to tie into this new CB. Storm main
within the City right-of-way shall be 12”.
4.12/13/06 - Provide rim and invert elevations for all catch basins, including the existing CB in the right-of-
way. Please also provide rim and i.e.’s for the trench drain at the garage.
2/20/07 – RIM and invert elevations provided for the detention system, on the plan sheet, need
o
clarifying. One elevation is noted as IE, the other is noted as INV. Please clarify direction and
pipe size for each IE.
2/20/07 - Also, per the plan, no tightline connection is shown going into upstream catch basin
o
however the notation of an IE would indicate there is a connection here. Please clarify.
2/20/07 – Please state RIM and IE’s for new CB’s and connection to existing CB’s in the City
o
right-of-way.

5.12/13/06 - The footing drains shall not tie into the storm detention system. Indicate on the site plan where
the footing drains will outfall to. They can tie into the outfall of the detention system, on private property or
drain to an on-site drywell.
2/20/07 – A note on the plans states all downspouts and footing drains to connect to the outfall of

the detention system. Please revise accordingly.
2/20/07 – The connection of the footing drains to the outfall of the detention system shall be on

private property. The detention system will need to be located further back on private property to
allow for this.
6.12/13/06 - Show the location of the water service line from the meter to the house.
2/20/07 – Water service line has been shown, thank you. Please show the new location of the water

meter to be at the property line. The backside of the water meter shall be at the property line.
Also, please clarify the notes “Exist. Wate Meter”. Are either of these two water meters to be
removed or are they active water meters for the neighboring residences?
7.12/13/06 - Show the location of the 6” sewer lateral from the main to the property line and the 4” side sewer
from the property line to the house.

2/20/07 – The proposed location of the sanitary sewer line crosses through the proposed detention

pipe. Please relocate the sewer line or the detention pipe to avoid conflict.
8.12/13/06 - Pursuant to the Edmonds Community Development Code 18.90 sidewalks are required as a
condition of development approval. Revise the site plan to include 5’ sidewalks along the property frontage,
to be constructed per City standard details E2.8 and E2.13. Standard details are available at
www.ci.edmonds.wa.us, under the Engineering Division of the Development Services Department.

11.12/13/06 - Please indicate the driveway surface material and show the entire length of the driveway from the
garage to the back of sidewalk.
2/20/07 – Show the driveway as concrete to the back of the sidewalk. Also, show the driveway

approach to be concrete, consistent with the rest of the sidewalk.
12.12/13/06 - Please indicate all erosion and sedimentation control measures on the site plan. A rock entrance is
required (note on plan with reference to detail) and filter socks shall be placed in any affected downstream
catch basins.
