Please submit height calculations on the site plan. Please see attached handout on height calculations and let me know if you have any questions. Please show on the elevations the “Actual Height,” the “Maximum Height,” and the “Average Grade” (to scale) so that we can make sure that the project remains under the 25+5 foot height limit. Lot Coverage: 2. Please provide the building footprint of all structures on the site plan so that the lot coverage can be calculated. The maximum lot coverage in multiple residential zones is 45 %. Setbacks: 3. It looks like the landscape plans shows patios in the setback area. Please show all patios, decks, and landings on the site plan. Please be aware of Edmonds Community Development Code (ECDC) Chapter 16.30.040.D, underlined for emphasis, which states: ECDC 16.30.040.DSetback Encroachments. Eaves and chimneys may project into a required setback not more than 30 inches. Uncovered and unenclosed porches, steps, patios, and decks may project into a required setback not more than one-third of the required setback, or four feet, whichever is less; provided that they are no more than 30 inches above the ground level at any point.
