The plans only show one of the duplex buildings. However, since the original grade is different along the site, the two building have two different height calculations (which you show on the site plan – thank you). Please show this info on the elevations as well for both of the buildings (you can label them bldg #1 and bldg#2 if it’s easier for you). For both buildings, please show the following on the Front Elevation of page 1: (1) Average Original Grade of each of the buildings, (2) Max Height of each of the buildings, and (3) Actual Height of each of the buildings. Please make sure these figures match what is shown on the site plan (and if not, please revise to make consistent – redline is acceptable). 2.Rockery: Planning measures the height of rockeries from the top of the rock to original grade (sometimes, when cut into a slope, a rockery could have a height of zero). If the rockery is over three feet in height, as measured from top of rock to original grade, then it cannot be located within the setback area because at that point it is considered a “structure”, and structures are not permitted in the setback area. Please help me determine the height of the rockery as measured from top of rock to original grade. Please note these elevations on the site plan (redline is acceptable). Thank you for your cooperation. Please redline plans or submit three sets of revised plans/documents (affected sheets only) with a written response to each of the above items.
