During review of the subject submittal it was found that the following information, corrections, or
clarifications will need to be addressed:
GENERAL
1.City of Edmonds Standard Details and Handouts referred to in these plan corrections are available on the
City’s website at www.ci.edmonds.wa.us under the Engieering Division of the Development Services
Department.
2.Provide detail of proposed retaining wall and associated drainage. All improvements are to remain on private
property.
3.Submit a Traffic Impact Analysis. Please refer to City of Edmonds handout #E82.
4.Submit a traffic control plan that addresses the various phases of ROW disruption.

5.Please revise the notation 210 Avenue SW to read 210 St SW.
6.Correspondence in the file indicates individual trash receptacles will be used instead of providing a trash
enclosure. Please include a note to this effect on the plans.
7.Provide an itemized estimate for both on-site and off-site (right-of-way) improvements, including traffic
control.
The amount of the bond required for this project will be based on 120% of the City approved estimate for
the off-site improvements.
A 2.2% inspection fee is based on 120% of the City approved estimate for the entire project
improvements.
SHEET C-1 – DEMO & ESC PLAN
1.ESC Notes are to be shown verbatim from the Edmonds Community Development Code. Please number
each item 1-17.
2.Number all segments of the Construction Sequence and revise as follows:

SHEET C-2 – STREET PLAN
1.Please revise the title of this sheet to reflect all improvements shown. Site Development Plan would be
acceptable.
2.The driveway approach and drive aisle for two way traffic shall be a minimum of 24 feet in width.
3.A turnaround shall be provided to the south of the last two garages.
4.Include City of Edmonds Standard Details with plan set.
E2.1.3 – Road Construction Standards
E2.26 – Standard Driveway Entrance
E2.8 – Standard Curb and Gutter
E2.13 – Concrete Sidewalk
5.Where applicable on the plan, refer to specific detail number & sheet location.
6.Please note, sidewalk ramps are to be sloped at a minimum of 1:12, which requires 6’ long ramps.
7.Modify the note: Remove Ex. Asphalt Ramp to include – match into existing sidewalk.
8.The driveway cross section indicates a constant slope to one side, which requires the installation of a curb or
asphalt thickened edge. The drainage plan however does not indicate placement of the catch basins at the far
edge of the driveway.
Provide an accuarate cross section, including actual slope of the driveway
You may want to consider installation of trough drains in order to eliminate the need for the constant
change in slope through the drive.
9.Provide profile of drive. You may want to consider installation of trough drains along the east side in order
to eliminate some or all of the CB’s and the need for continual slope breaks.
10.The site plan indicates a concrete border at the beginning of the drive. Please also show on this plan sheet.
11.Show the location of the electrical pad mounted transformer.
12.Show the location of the mailboxes.
13.Show the location of the street address signage required at the frontage of the property.
14.The landscape plan shows a fence in various locations throughout the property. Please contact Theresa
Umbaugh, Permit Coordinator for fence permit requirements.

SHEET C-3 – GRADING AND DRAINAGE PLAN
1.Show the point of connection for the tightline system to the storm detention system.
2.A yard drain has been provided at the SE corner of the property and is shown to tie into the detention
system. Please clarify the intent of this yard drain. If it is to collect ground water it should bypass the
detention system.
3.The retaining wall drainage outfall line shall make connection to the private drainage system on private
property. Please revise plans.
4.Provide lowest bottom of footing elevations.
SHEET C-4 – WATER AND SEWER SERVICE PLAN
1.Note on plans the requirement to abandon the existing water service and to cut & cap the existing connection
at the main.
2.New water meters shall be located adjacent to each other where possible (two grouped together on the west
side and 3 grouped together on the east side is okay).
3.The backside of each water meter shall be located at the property line.
4.Please label each of the 3 meters on the east side of the property as new or existing.
5.Will one of the meters on the east side of the property be used for irrigation? If so, show the location of the
required backflow assembly.

6.Show the location of the nearest fire hydrant on 210 and note the distance from the hydrant to the point of
access to the property.
7.Please move the proposed sanitary sewer lateral towards the east to allow for a direct connection to the

manhole in 210 St SW.
8.Note on the plans the requirement to channel the SSMH.
9.A 6” cleanout with 12” CI locking lamphole cover is required on the ROW side at the property line.
