This completes the 5th review from the Engineering Division on this project. Review comments noted
pertain to both SFRs Emerson and Culver and corrections shall be made to individual plan sets for
7211 and 7217 Mead Beach Road.
Please redline plans or submit three (3) sets of revised plans/documents with a written response to each of
the items below to Marie Harrison. Please contact me at 425-771-0220 or by e-mail at
mcconnell@ci.edmonds.wa.us if you have specific questions regarding these plan corrections.
GENERAL
1.The owner/applicant is responsible for recording all private easements with Snohomish County and copies
of each recorded document shall be provided to the City.
Sheet 1 Plot Plan
1. Please correct the directional arrows for cross section A in plan view. The view is to the NW.
Sheet 2 Civil Plan
1.The plan shows (2) 4 pvc branches off the 8 interceptor drain. Clearly label these two 4 lines to indicate
their purpose is to recharge the wetland.
2.The 6 perf pipe (part of the interceptor system) shall connect to the CB in the City right-of-way. Please
clarify plans to show connection to the CB.
3.It would appear as though the house footing drain lines could connect to the 8 interceptor tightline instead
of running another pipe out to the CB. Please revise accordingly.
4.The spreader trenches being placed to recharge the wetland shall not be shown with any curves in the pipe.
Preferrably the pipe would be placed without any bends, but if a bend is necessary a cleanout should also be
installed.
5.Please assign a detail number to the utilities cross section and show in plan view where this detail is
applicable.

Sheet 3 TESC & Grading Plan
1. The plans indicate grading quantities provided for each lot are noted below. You will be required to, if you
have not done so already, discuss the increased quantities with Kathleen Taylor, Planner, and determine
what measures need to be taken with regards to SEPA. Also, the grading calculations provided March 1,
2007 are consistent with the cubic yards of cut provided with this latest submittal.
Lot 1 1503cy CUT

Lot 2 1444cy CUT

2.The retaining wall proposed along the upper edge of the driveway shall not be located within the City right-
of-way. All portions of the wall are to remain on private property. Please revise the plans accordingly.
3.Provide bottom of footing elevations for the retaining wall and note clearances from utilites that cross under
the wall footing.
4.Proposed topography contours shall tie back into existing topo contours. Proposed topography contours
should also be shown near the new rockery and should terminate at the rockery where appropriate. Please
revise the plans to ensure all proposed contours are shown accurately.
5.Please revise the Construction Sequence as follows:
#1 Call 425-771-0220, ext. 1326 to schedule a preconstruction meeting and for all required inspections 24
hours in advance.
#4 Install catch basin protection and place hay bales along the open ditch as required to protect the City
storm system.
ADD Construct all utility and frontage improvements.
6.Rockery drains are shown to connect to the interceptor drain. Please indicate on plans whether this
connection should be made to the 4 tighline that will recharge the wetland or to the 8 line that connects
directly to the City storm system.
7.Provide invert elevations for all pipe (inlets & outlets) at each CB at the back of sidewalk. Each CB has
multiple connections yet only 1 i.e. is provided for each.
8.City standard detail E6.1 needs to be referenced for the connection of the new sewer lateral to the City
manhole. The manhole will need to be rechanneled per this detail.
