The subject application has been reviewed but cannot be completed until the following items have been
addressed/corrected. Please resubmit 3 sets of revised drawings to a Development Services Permit
Coordinator or if you believe you can provide all the information below by redlining, dating and
initialling the drawings, you can come in and do so.
The Mayor has agreed to allow the sidewalk along the subject property to be closed as outlined in the
phasing plan recently submitted with the notable additions below. However, pedestrian access along the

east side of 5 Ave, shall be required by April 30, 2007. No exceptions.
1.The phasing schedule has been reviewed and our issues are listed below.
a.A pedestrian tunnel shall be provided during phases 2 and 3.
b.How the pedestrian tunnel will be constructed and where it will be located is fine, with three
notable additions. One, either a concrete jersey barrier or water filled plastic barrier should be
placed between the travel lane and ped tunnel to provide more protection for the pedestrians. The
barrier can be placed just inside the painted parking stripe. Second, as shown on the sketch, the
unobstructed path between the scaffolding needs to be 4’. Third, show the location of the curb,
the width of the parking stall and placement of the barrier.
2.Has the decision been made on whether the grease interceptor will be inside or outside the building and
how many restaurants will there be in the building? Whether inside or outside, show the interceptor
sewer pipe connection to the new sewer lateral outside. It is important to know this so the inspectors can
inspect those connection points and know what they go to and to insure the plumbing plans match up
with the civils so there is no confusion as which is correct. (This situation happened with the FDC/PIV

situation at 5 and Walnut).

3.Since the sewer line will be installed as part of the initial phase, have you determined what size lateral you
will need to serve the building? If an 8” is required, you will need install a manhole in the existing main.
The information on these drawings and the plumbing drawings need to match.

4.According to Public works, an existing sewer lateral, which is in bad shape, exits the existing ssmh (at 5
th
and Dayton) and runs to the s.e. corner of the intersection and the goes down the sidewalk on 5 Ave to
the sewer cleanout in front the main Old Milltown building. From there the line continues down the
sidewalk then angles toward the adjacent stores. Recent repairs to the lateral have been made from the
cleanout to the small stores (evident by the sidewalk patching). There is a possibility the other strip
stores are attached to that lateral some how. Please show its relative location and indicate that this
lateral will have to be cleaned out, capped off at the property line, and the line plugged at the ssmh.
5.This is a follow up to one of the earlier original comments with regard to showing the existing
underground utilities for the site. If the other stores are connected to the above lateral, show where, the
line from the stores, connects to the new lateral you will installing.
6.Label the size of the water service that is shown on the drawing. If the line is greater than 2” the
contractor will be required to install the line. If 2” or less, the City will install the line from the main to
the property line and set the meter and box. We need to know this so we can include the cost of the
meter with bathroom TI permit.
7.Since the drawings need to be corrected, change the with regard to the sewer cleanout and indicate the
cleanout is to be placed on the right-of-way side at the property line.
8.With regard to the interior demo of the building ( 2006-1309) indicate on the drawings that the City will
remove the meter(s) and turn the water off at the meter and the contractor will be required to turn off the
the corp at the main.

9.Sheet D1.1 (06-1309): Sidewalk closed ahead signs, with a directional arrow, needs to be placed at 5

and Main, and at 6 and Dayton directing people to utilize the cross walk.
