It was difficult to read the site plan submitted – the numbers are blurry due to the resolution. It would be appreciated if this could be resolved. Datum: 2. The datum is referred to as the “concrete step”, but where is the location of the step on the site plan? Please make sure that the datum point is at a fixed location that the building inspector can easily measure from. Tax ID Number: 3. The Tax ID Number shown on the site plan is invalid – please correct. Lot Area: 4. The lot area shown is 8,004 square feet but the survey shows 8,001 square feet – please correct. Fences: 5. The survey shows existing fences on the property – please show any existing and proposed fences on the site plan. Topography: 6. The topographical lines shown on the site plan are in the 400s, but the height calculations are in the 90s – please revise to make consistent. Easements: 7. Please show all easements on the site plan (the survey shows a 10-foot utility easement). Retaining Walls/Rockeries: 8. Are there any existing or proposed retaining walls or rockeries on site? If so, please show on the site plan. Posts: 9. The columns/posts need to be included in the height rectangle and need to meet setbacks. Of particular concern is the area in the NW corner of the building. Please show the columns/posts on the site plan so that height calculations and setbacks can be verified. Page 1 of 2 Roof Overhang: 10. Please show the roof overhang on the site plan so that setbacks can be verified (typically this is expressed as a dashed line around the building footprint). Fireplace: 11. Please show all bump-outs and projecting modulation, including the fireplace, all steps, and all landings, on the site plan. Height Calculations: 12. Please revise the height calculations as requested in above-mentioned items, and please show how this project meets the 25-foot height limit (to scale) on sheet 7 of the elevations. Currently, it shows the “Main Floor” elevation and shows 23 feet to the ridge – please revise to also show the “Average Grade,” the “Maximum Height,” and the “Actual Height” (or “Ridgeline”) to scale so that height calculations can be verified.
