During review of the subject submittal it was found that the following information, corrections, or
clarifications will need to be addressed:
1.Provide an accurate, clear detail of the control structure risers/orifices and invert elevations for each on the
drainage plan.
2.Provide RIM and invert elevations at CB #4.
3.Indicate how the driveway surface water runoff will be collected and distributed to the storm detention
system.
4.Show the footing drain connection to the outfall of the storm detention system. Connection must be made on
private property.
5.Show the existing edge of pavement on Talbot Rd.
6.Indicate driveway surface material on the plans. Edmonds Community Development Code section 18.80.060
requires driveway approaches to be paved from the edge of the existing street a distance of 20 feet or to the
edge of the property line, whichever is greater.
7.Show the limits of the sewer easement on the plans. I have attached for you a copy of the easement legal
description, for Lot #21, from City records.
8.City records indicate there are two sanitary sewer manholes located on the property. Show the location of
these manholes.
9.The sewer line shall be 6” from the main to the edge of the easement. A 6” cleanout shall be provided at the
edge of the easement with a 12” locking CI lamphole cover. The sewer line can be reduced to 4” from this
point to the house.
10.Show the water meter at the property line, as a water meter. What is currently shown could be mistaken for
a cleanout.
11.What does the notation “string line” refer to?
12.Clearly label existing and proposed contours. The plan submitted is very busy and it is difficult to follow the
topo lines. Please clarify.
13.The proposed contours indicate a driveway slope in excess of 14%. The Edmonds Community Development
Code does not allow for a driveway slope to exceed 14% without first obtaining approval by the City

Engineer. The maximum allowed driveway slope is 20%. Adjust the slope of the driveway to reflect a 14%
grade or submit your request in writing to the City Engineer with an explanation as to why the required 14%
slope cannot be achieved.
14.Provide top and bottom rockery elevations. The rockery cannot support a surcharge from the driveway.
15.Provide the lowest bottom of footing elevation at each step in the foundation. This information will be used
to verify grading calculations.
