Dear Applicant,
I have reviewed the above building permit application for the Planning Division and it was found that the
following information, corrections, or clarifications will need to be addressed before review can continue:
Covered Front Entry:
1. It doesn’t really look like the height rectangle includes the posts for covered
front entry – and it doesn’t really look like it meets setbacks. Please make sure that the posts meet
setbacks and are included in the height rectangle on the site plan – please revise calculations if
necessary on the site plan and on the elevations. The eaves may project up to 30 inches into the
setback.
Maximum Height:
2. Unfortunately, it looks like the roof plan will have to be revised to meet the height
limit. Sheet A3 “Roof Plan” shows a flat middle portion of the roof. After checking into this further, I
was told to explain that pursuant to ECDC 16.30.030.A, footnote 1: “Roof only may extend five feet
above the stated height limit if all portions of the roof above the stated height limit have a slope of four
inches in 12 inches or greater.” Because not all portions of the roof above the stated height limit have
that pitch (the middle part is flat), then it will need to be revised. I would be happy to explain this
further and to help you come up with a solution that would meet the code.
