Unfortunately, it looks like the roof plan will have to be revised to meet the height limit. Sheet A3 “Roof Plan” shows a flat middle portion of the roof. After checking into this further, I was told to explain that pursuant to ECDC 16.30.030.A, footnote 1: “Roof only may extend five feet above the stated height limit if all portions of the roof above the stated height limit have a slope of four inches in 12 inches or greater.” Because not all portions of the roof above the stated height limit have that pitch (the middle part is flat), then it will need to be revised. The middle part could be flat, but it could not exceed 25 feet, so it would be a sunken depression in the roof. The rest of the roof could have a 4/12 pitch (or greater) up to 30 feet in height. As we discussed at the counter, I would be happy to explain this further and to help you come up with a solution that would meet the code. Once you decided how your project will can the height limit, please submit a profile or elevation sketch for review just to make sure we’re on the same page. The roof could look something like this… I’ve made two crude sketches below (assuming the pitched portion is 4/12 or greater): Thank you for your cooperation.
