Site Plan: Please make the following changes to the site plan: a. Show the outline of the lower floor media room as it extends past the entry way of the upper floor. b. Label the upper floor deck that extends over the garage. c. Turn the north arrow to face the correct direction on the reduced site plan. 2. Height Calculations: The eastern and western sides of the height calculation bounding box shown on the site plan should be moved inwards towards the house since the height rectangle should exclude eaves unless the eaves extend past the outermost wall of the house more than 30 inches. In addition to moving the four corners to their correct locations, please verify the original grade of these new points and correct the height calculations as needed. Lot Coveraee: Please provide a breakdown of the lot coverage calculations. According to ECDC 21.15.110, lot coverage is defined as the total ground coverage of all buildings and structures on a site, which includes decks and stairs over three feet in height. The site plan indicates 70 square feet of pervious decks as separate from the rest of the lot coverage calculations; however, this should be included in the lot coverage calculations if the deck being referred to is over three feet in height. Additionally, a staircase is shown off the deck on the northern side of the house, which must be included in the lot coverage calculations since the stairs are over three feet in height. Please indicate in the lot coverage calculations the portion of the lower floor media room that projects past the upper floor entry way. 4. Retaining Wall: Please provide the original grade of each retaining wall elevation point shown on the site plan along the western property line. Also, please provide the original grade for the first four elevation points along the western side of the northern property line. Please redline plans or submit three sets of revised plans/documents (affected sheets only) with a written response to each of the above items. Please make all submittals to the Development Services.
