Dear Applicant,
I have reviewed the above building permit application for the Planning Division and it was found that the following
information, corrections, or clarifications will need to be addressed before review can continue:
Lot Coverage:
1. Please clarify the breakdown of lot coverage. The house footprint, the garage footprint, covered
porches, and decks over 3 feet in height should be included. Please verify and make sure that the total lot
coverage does not exceed 35% of the lot size.
ECDC 21.15.110 Coverage.
Coverage means the total ground coverage of all buildings or structures on a site measured from the outside of
external walls or supporting members or from a point two and one-half feet in from the outside edge of a
cantilevered roof, whichever covers the greatest area.
Lot Area:
2. You also state that the lot area is 6840 square feet and that it is lots 23 & 24 of City of Edmonds
Block 83. It looks like the total of lots 23 & 24 is 6600 square feet (30’ x 110’). Please revise/verify legal
description and lot area.
Rear Deck Height:
3. Please clarify the height of the rear deck. Height is measured from average original grade,
so I need to make sure that for lot coverage purposes, that the rear deck is included if it is over 3 feet from
average original grade. Also, for setback purposes, I need to make sure that the rear deck is less than 30 inches
from average original grade to allow it to project into the rear setback (4 foot max projection).

sheets only) with a written response to each of the above items. Please make all submittals to the Development
