New use (ITE land use code 834, Fast Food, wl drive -up), 33.48 trips per 1000sf. 445SF ='s 14.9 total
trips. Using an 80% pass -by, that would equal net new trips of 3 during the peak hour.
Existing land use (ITE land use code 847, Self -Service Car Wash), 5.79 total trips per wash stall.
Assuming 40% pass -by, they can subtract out 3.5 trips.
Therefore, no new net increase in trips and no traffic mitigation fee required.
