Dear Applicant,
I have reviewed the above building permit application for the Planning Division and it was found that the
following information, corrections, or clarifications will need to be addressed before review can continue:
Lot Coverage:
1. It appears that you plan to extend the roofline over the new front porch (Sheet A1).
This increases the lot coverage slightly. Please submit lot coverage calculations on the site plan to
ensure that the project remains under the maximum 45% lot coverage for the entire site (all 17
dwelling units).
Pursuant to ECDC 21.15.110, “Coverage means the total ground coverage of all buildings or
structures on a site measured from the outside of external walls or supporting members or from a
point two and one-half feet in from the outside edge of a cantilevered roof, whichever covers the
greatest area.”
Thank you for your cooperation. Please redline plans or submit three sets of revised plans/documents
(affected sheets only) with a written response to each of the above items. Please make all submittals to
the Development Services Permit Coordinator (Marie Harrison) Monday through Friday, 9am to noon or
