RE: Plan Check # 2007-0005
Project: Vicklund Carport Enclosure
Project Address: 19515 94t' PI W
During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please redline plans or submit two (2) sets of revised
plans/documents (affected sheets only) with a written response to each of the items below to a
Permit Coordinator.
1) Site plan submitted is too small and hard to read. See attached copy of site plan from previous
fence permit we had on file. Please modify this for proposed project. Please label as enclosing
existing carport into garage.
2) Please expand floor plan to include attached residence with all room uses specified in rooms
adjoining the garage (i.e. kitchen, living room, etc.).
3) Note garage/dwelling separation on plans. Minimum 112" sheetrock required on garage side of
wall and 518" type X on the ceiling when there is habitable space above and minimum 20 minute
rated or 13/8" solid core door.
4) One #4 vertical hooked rebar is required in the foundation at 4' on center. Please note on the
section view.
5) Provide complete existing roof framing plan showing ridge, rafter size and spacing, existing
carport postsibeams etc. to check spans and verify header loads.
G) Specify all headers and posts or multiple studs on the framing plan. On the front of garage
framing plan also show post or multiple studs supporting the garage door header.
7) Based on the framing plan I am unable to determine if the walls meet conventional wall bracing
requirements because not wall dimensions are shown. In order to meet conventional
construction walls next to garage door must be minimum 4" or an alternate braced wall panel of
2'-8" (see attached detail) is required. Please dimension all wall sections and. specify if an
alternate braced wall panel is to be used.
