Project: Exterior remodel
Project Address: 8503 Bowdoin Way
During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Provide written responses to each comment and where changes can be
found on the plans. Submit 2 sets of revised plans/documents to Marie Harrison, Permit Coordinator.
On the coversheet of the plans:
a. Provide a detailed written scope of work.
b. Note the Type of Construction (VA) and occupancy (R2, S1).
c. Note the applicable codes for this project:
i. 2003 International Building Code (including Accessibility) with State Amendments
ii. 2003 International Mechanical Code (including International Fuel Gas Code) with
State Amendments
iii. 2003 International Fire Code with State Amendments
iv. 2003 Uniform Plumbing Code with State Amendments
v. 2004 Washington State Energy Code (WAC 51-I1)
vi. 2003 Washington State Ventilation Indoor Air Quality Code (WAC 51-13)
vii. Edmonds Community Development Code
2. Plans must be stamped and signed by a State licensed Architect or Professional Engineer (RCW
18.08.410).
3. Plans do not match the Building Enclosure details submitted. For example, the plans note that the
existing stucco will be replaced, while the Building Enclosure details show lap siding throughout the
details; the waterproofing details do not match or are incomplete, etc.
4. This is repair of a Type V 1 -hour building. The exterior walls are 1 -hour fire rated, which must be
maintained for the repair. Whichever siding material will be used, provide listed and tested 1-hourfire
rated assembly (such as from IBC Table 720.1(2), Gypsum Association Fire Resistance Design Manual,
UL, etc.) on the plans and coordinate all details with the assembly requirements (and must address %z"
furring strips).
5. Deck floor -ceilings and roof -ceilings must also be 1 -hour fire rated. Provide listed and tested 1 -hour fire
rated assemblies on the plans and coordinate all details with the assembly requirements.
6. Clarify on the plans what is existing to remain vs. new, existing to be replaced vs. new. Is the torch
down roof existing to remain? The Building Enclosure documents
7. Identify all existing and proposed structures on the landscape/site plan.
8. Provide dimensioned construction details for the proposed trellises. For trellises located within 5 feet of
the building and/or 5 feet from the side and rear property lines, they must be constructed of fire retardant
treated wood, or heavy timber (minimum 8x columns and minimum 6x8 roof members). IBC 1406.3
9. Provide construction details for the proposed block wall, fence, pillars with Iights, and fountain.
10. Provide plumbing plan for the proposed fountain, including backflow protection device (if it is an
autofill, a Reduced Pressure Backflow Assembly is required — if it will be filled by a garden hose, an
AVB is required on the hose bibb) and tie-in to the existing water line. Clearly show on the plans.
11. In accordance with RCW 64.55 (EHB 1848) the building enclosure must be inspected by a qualified
inspector.
a. Inspector qualifications:
i. A person with substantial and verifiable training and experience in building
enclosure design and construction.
ii. Shall be free from improper interference or influence relating to the inspections.
iii. May not have a conflict of interest.
b. Prior to final Building inspection/occupancy, the Building Enclosure Inspector must submit
a signed letter certifying that the building enclosure has been inspected in substantial
compliance with the building enclosure design documents.
c. Where phasing of construction occurs, coordinate inspection with the City Building
Inspector to insure that all required inspections are performed. Inspection by the building
enclosure inspector to meet EHB-1848 does not substitute for required City building
inspections which must be performed by the City Building Inspector.
