Please submit three (3) sets of revised plans/documents with a written response to each of the items below to a Permit Coordinator. Theresa Umbaugh is your City contact for this project. Please note that reference is made to “the recording documents” throughout these plan corrections. The recording documents on file with the City of Edmonds for short plat S-22-87 consist of 8 pages and has been attached for your reference. 1.3/13/07 - As indicated in the recording documents, the following requirements must be met. Please indicate on the plans how these requirements will be constructed. Vehicular access to Lot 1 from the west on Glen Street shall be eliminated upon the issuance of a building o permit for Lot 2. A fence or other barrier approved by the Edmonds Planning Division shall be constructed along the north side of the access for Lot 1 upon issuance of a building permit for Lot 2. 4/17/07 – The fence shall be placed in the location shown in the recorded short plat documents, which were provided with the last set of plan corrections. Please let me know if you need additional copies. The plans shall be revised accordingly. th 4/17/07 – The improvements required to connect Glen Street to 10 Ave shall be shown on the plans. ok o ok o 2.ok 3.3/13/07 - Please provide copies of the legal descriptions for the following stated easements and as noted in the recording documents. ok o 10’ drainage easement through the north half of Lot 2. o 4/17/07 – The revised plans propose to relocate this easement to the north property line of Lot 2. Please provide a recorded copy of the relinquishment of the storm easement that runs through this lot as well as the addition of the easement along the north property line which benefits Lot 3. Please provide. 8.ok 9.ok 10.3/13/07 - Show the required catch basins for the detention system on the drainage plan. 4/20/07 -  Information not provided. 11.3/13/07 - Provide RIM and invert elevations for all CB’s, proposed and existing. 4/20/07 – Information not provided throughout entire site. 12.3/13/07 - Please clarify the intent of the storm tightline running from the SW corner of the house to the catch basin in Glen Street. As this line bypasses the detention system, I am assuming it is for the footing drains, but the plans need to clearly identify the intent. 4/20/07 –  This line is still shown connecting to the CB in Glen Street, which bypasses the detention. Also, the drainage plan shows the footings will tie into a drywell on site. Please revise the plans accordingly. 13.ok 14.3/13/07 - Show the location of the sanitary side sewer on the drainage/utility plan. The sewer lateral from the main to the property line shall be 6”. A 6” cleanout shall be installed on the right-of-way side of the property line with a 12” CI locking lamphole cover at finished grade. The side sewer can be 4” from the property line to the house. A 4” cleanout is required at the house. Please show these requirements on the plans. 4/20/07 – This information has been provided, but is not shown on the drainage/utility plan. See also comment #16. 15.3/13/07 - Please provide the lowest bottom of footing elevation for each step in the foundation, if any. Grading calculations will be verified once this information is received. 4/20/07 – Information not provided. Grading calculations are no longer showing on the plans. 4/20/07 – 16.A portion of the storm drainage system is shown on the site plan and a portion of the system is shown on the drainage plan. Please either provide one plan, a site plan OR provide a site plan and a separate utility/drainage plan. For clarity in the plan set the latter of the two options is preferred.
