Please submit three (3) sets of revised plans/documents with a written response to each of the items below to a Permit Coordinator. Theresa Umbaugh is your City contact for this project. Please note that reference is made to “the recording documents” throughout these plan corrections. The recording documents on file with the City of Edmonds for short plat S-22-87 consist of 8 pages and has been attached for your reference. 1.As indicated in the recording documents, the following requirements must be met. Please indicate on the plans how these requirements will be constructed. Vehicular access to Lot 1 from the west on Glen Street shall be eliminated upon the issuance of a building o permit for Lot 2. A fence or other barrier approved by the Edmonds Planning Division shall be constructed along the north side of the access for Lot 1 upon issuance of a building permit for Lot 2. th The address for Lot 1 shall be changed to a 10 Ave N address at the time the access to the lot is o th changed to 10 Ave N. You will also need to make contact with Theresa Umbaugh regarding the required address change for lot #1. The residence on Lot 2 shall be removed. A demolition permit from the City of Edmonds is required. o 2.Please call out this section of Glen Street to be private road. 3.Please provide copies of the legal descriptions for the following stated easements and as noted in the recording documents. Drainage easement along north property line - #8901130372 o 10’ drainage easement through the north half of Lot 2. o Easement along Glen Street. o Road and utility easement #1137134. o 4.Please note, structures shall not be located within the easement areas. 5.Show the extents of the drainage easement along the north property line on the drainage plan. Also, provide the elevation of the ditch flowline. 7.Call out proposed pipe material and size for the entire storm system. 8.Show the point of connection for the catch basin in the driveway to the storm system. The runoff from this impervious area shall be tied to the storm detention system. 9.Indicate how the driveway will be sloped to capture the impervious surface runoff. 10.Show the required catch basins for the detention system on the drainage plan. 11.Provide RIM and invert elevations for all CB’s, proposed and existing. 12.Please clarify the intent of the storm tightline running from the SW corner of the house to the catch basin in Glen Street. As this line bypasses the detention system, I am assuming it is for the footing drains, but the plans need to clearly identify the intent. 13.The water meter shall be set at the south property line on Glen Street. Show the location of the water main in Glen Street. The City will run the service from the main to the property line and set the meter. You will be responsible for connecting to the meter and running the line to the house, per City standards. 14.Show the location of the sanitary side sewer on the drainage/utility plan. The sewer lateral from the main to the property line shall be 6”. A 6” cleanout shall be installed on the right-of-way side of the property line with a 12” CI locking lamphole cover at finished grade. The side sewer can be 4” from the property line to the house. A 4” cleanout is required at the house. Please show these requirements on the plans. 15.Please provide the lowest bottom of footing elevation for each step in the foundation, if any. Grading calculations will be verified once this information is received.
