During review of the above noted application, it was found that the following information, corrections, or clarifications are needed. Please redline plans or submit two (2) sets of revised plans/documents (affected sheets only) with a written response to each of the items below to a Permit Coordinator. 1) Specify on the site plan if the "existing rebuilt deck" is being re -built under this permit. If so then provide complete framing/foundation plans. 2) Show kitchen garden window bump out on the site plan. 3) 2x8 joists will not accommodate R-30 insulation. Upgrade to 2x10 or specify rigid insulation on the plans. 4) Maximum ledger lag screw size and spacing is 318" x 4 Y2" at 4" o.c. Revise notes on sheet A-4 or provide calculations to justify size and spacing shown on the plans. 5) For the living room cantilevered bay window specify joist size, back span distance and attachment to existing joists. This connection is non -conventional so calculations are also required to justify. 6) For the second floor bedroom cantilever specify joist size. This area does not appear to meet the minimum requirements of table R502.3.3(1) for size or back span ratio. Revise to meet conventional construction or provide calculations to justify. 7) Provide calculations to justify span of double 2x6 joists for the second floor. 8) Maximum span for 2x8 joists at 16" o.c. per table R502.3.1(2) is 12'. Upper floor 2x8 proposed joist exceed this span. Upgrade to 2x10 or provide calculations to justify. 9) Provide calculation for 3 %" x 9 115" PSL between the kitchen and dinning room. Also clearly show how all loads are carried to bearing.
