Project: Rusbashan Deck
Project Address: 19915 Maplewood Dr.
During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please redline plans or submit two (2) sets of revised
plans/documents (affected sheets only) with a written response to each of the items below to a
Permit Coordinator.
1) Site plan provided does not meet minimum site plan submittal requirements (i.e. property lines,
setback dimensions, streets, topography, etc.). See attached sample site plan for minimum
submittal requirements. Please provide 3 new site plans scaled 1"=20' on 8 %" x 14" or smaller
paper.
2) Provide framing layout showing all beams, posts, dimensions, etc. See attached sample framing
plan. Without this plan it is impossible to check beam and joists spans.
3) Provide section detail through the deck at the house showing ledger, joists, guardrail height, etc.
See attached sample plan.
4) One of the plans submitted shows pier blocks and the other shows cement pad. Pier blocks do
not meet conventional construction. Revise to 12"xl2"x12" poured concrete footings with post -
to -footing connector or provide calculations for a Washington State Licensed Professional
Engineer. For the existing cement pad specify dimensions. If not 12"x12"x12" then they will
need to be replaced with conventional footings or calculations for a Washington State Licensed
Professional Engineer.
5) Provide stair section detail showing rise, run, handrail, guardrail, etc. Even though they are
shown as existing since the deck is being replaced the stairs must meet current code.
6) Maximum joist span for 2x8 at 24" o.c. is 10'-2". According to notes on the plans they span 12'
If this is the case they will need to be upgraded to 2x10 or add additional 2x8 joists in-between
to be 12" o.c.
7) Maximum ledger lag bolt size and spacing is 318" x 4 %Z" bolts at 4" o.c. Note on plans or
provide calculations from a Washington State Licensed professional Engineer for size and
spacing on plans.
