Provide written responses to each comment and where changes can be found on the plans. Submit revised plans/documents to Theresa Umbaugh, Permit Coordinator. 1. Previous item Ib not adequately addressed: On the coversheet of the plans note the Type of Construction (VB) not shown on plans, provide occupant load calculations (IBC 1004) not shown on plans, note the occupancy of the bottom floor (per archived City plans it is also a B occupancy) and note the occupancy of the upper floor Sheet 2 notes the upper floor as an A2 (restaurant with occupant load 50+) and the bottorn floor as a B. This is not correct —both floors should be B occupancies —City archived plans show the lower floor as a B occupancy. The storage space on the upper floor would be an accessory use to the B occupancy. Please revise plans. 2. Previous item 2: As noted in the 1/17/07 comments, no openings are permitted in the west exterior wall. Fire rated windows are still considered openings (IBC 704). Revise floor plan; provide construction section details, (cross reference where they apply on the plans) and elevation view to show this change. The fire rated wall infill must be 1 -hour fire resistive construction and if the exterior wall covering will be combustible material, it must meet IBC 1406.2 for ignition resistance. Note the listed and tested 1 - hour fire rated assembly on the plans. The wall construction detail must match the listed assembly requirements. 3. Previous item 6: The natural ventilation calculations on Sheet 2 are incorrect. 1050 x 4% = 42 sf. minimum required. If the openable area of the 4 east windows is 7.5 sf. 7.5 x 4 = 30 sf. You may also want to consider using the entry door. Please revise calculations. IBC 1203.4 (state amendment) 4. Clarify on new stair detail what portions of the stairway are existing vs. proposed. The detail does not appear to match the actual stair construction. Will the entire stairway be rebuilt?
