Project Address: 180 Sunset Ave S
During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Provide written responses to each comment and where changes can be
found on the plans. Submit revised plans/documents to Theresa Umbaugh, Permit Coordinator.
1. Revise address throughout plans to 180 Sunset Ave S.
2. Under the "permit review" box on Sheet AO it lists plumbing and kitchen equipment plan and list as
included with this set of plans. These items could not be found in the plans submitted. Please provide
for review. See enclosed plumbing submittal handout for minimum plumbing plan requirements. In
addition to the information shown in the handout, clearly show the waste lines that will be routed to the
grease interceptor (distinguish from other waste lines).
3. Enclosed is the City's Grease Interceptor handout. Follow the steps in the handout and submit for the
grease interceptor.
4. The door schedule "remarks" column for door I OOA, I OOB, and 108A notes "special sign at door".
Please provide wording of the sign. Over door 100B per IBC 1008.1.8.3 provide a sign stating "This
door to remain unlocked when building is occupied" (minimum 1" high letters on contrasting
background). Doors 100A with panic hardware are not required to have this sign since they can be
opened at any time from the inside by use of the pushbar.
5 Revise reflected ceiling plan to match floor plan at north cooler/exit vestibule area.
6. Provide emergency lighting in the north exit alcove
7. Add illuminated exit sign to electrical symbols on Sheet AO and specify type of power backup (such as
battery).
8. On floor plan show the chairs/seats and distinguish between fixed seats, bench/booth seats, and chairs
(not fixed).
9. At Ieast 5% of the seating and standing spaces at the dining surfaces shall be accessible and be
distributed throughout (IBC 1108.2.9.1). Show the calculation and location of accessible seats on the
floor plan.
10. If there are any points of sale, order or pick-up windows where customer service is provided, they must
be accessible (see ICC/ANSI A117.1 Section 904).
11. In addition to the Type I hood, Type H hoods will be required over cooking equipment and dishwashing
equipment that produce heat or steam (IMC 507.2.2). If the dishwasher at the bar is an under -counter
style, it is exempt from requiring a Type II hood (note clearly on plans).
12. Mechanical/HVAC has been listed as a separate permit on the coversheet of the plans, so review will be
done at that time (handout enclosed for your use). Complete the existing HVAC system information for
cfm and fresh air.
13. The accessible parking spaces and curb ramp at the walkway leading to the entrance of the tenant space
do not appear to meet accessibility codes. Revise site plan to show 2 complying accessible parking
stalls with access aisle and complying curb ramp. See ICC/ANSI Al 17.1 Sections 502 & 406 and
enclosed handout
14. Revise stairway details to address the following: Stair rise cannot exceed 7", open risers are not
permitted. IBC 1009.3 and 1009.3.2
15. Install bollard at end of handrail (drive aisle side) to prevent vehicle impact of stairway. Bollard cannot
encroach into required stairway landing.
16. What utility equipment is located in the mezzanine above the restrooms?
17. Provide construction section detail of the water heater platform. Clearly show how all loads are carried
to bearing.
18. Submit written contractor's bid for all work.
