Dear Applicant,
I have reviewed the above building permit application for the Planning Division and it was found that the
following information, corrections, or clarifications will need to be addressed before review can continue:
Parcel Number:
1. The parcel number provided (00371900100100) is six lots according to the County’s
records, not two – please provide clarification/documentation on how this is only “Lots 1 & 2 of the
Albert B. Lord’s Grand View Addition to the City of Edmonds” instead of “Lots 1 2 3 4 5 & 6.”
Height:
2. Please redline the site plan so that the Maximum Height is 314.78 (314.18 shown).
Setbacks:
3. Pursuant to ECDC 16.20.040.C, “Uncovered and unenclosed porches, steps, patios, and
decks may project into a required setback not more than one-third of the required setback, or four
feet, whichever is less; provided, that they are no more than 30 inches above ground level at any
point.” The setback here is 20’, so the closest the patio could be to the western street property line is
16’. It appears that the patio is shown about 14’ from the property line – please reduce the size of the
patio and note the dimensions on the site plan. Redline is acceptable.
ADU:
4. There is what appears to be a possible second kitchen on sheet 4 of the plans, and it looks like
this area could easily be converted into an ADU - Please note on the plans that this is “Not an
Accessory Dwelling Unit (ADU).” Redline is acceptable. If you would like information on how to
convert this area to an ADU I would be happy to help.
Thank you for your cooperation. Please provide a written response to the above mentioned items. And,
please redline your plans to reflect any changes – or, if you are submitting new plans, please submit 3
site plans (one must be reduced size) and 2 sets of the changed pages of the plans. Please make all
submittals to the Development Services Permit Coordinator (JoAnne Zulauf) Monday through Friday, 9am
