(Currently CO1) 1.Please add General Construction Notes, Construction Sequence(s), and Inspection Notes. 2.Please revise the SITE ADDRESS number from 7085 to 7805. 3.Show/label the existing painted road centerline. TEMPORARY EROSION AND SEDIMENT CONTROL, GRADING, AND DRAINAGE PLAN (Currently C02) 1.Accurately show/label and provide recording number for City’s storm drainage easement with in the property. Not shown in this sheet. Please show. 2.Remove cross section call out B-B from this sheet and move to sheet R02. 3.When referring to a standard detail make sure to include the sheet number such detail is found. 4.“SEE SHEET C-5 FOR DETAILS” should read “SEE SHEET C-4, C-5 FOR CROSS SECTION DETAIL” 5.“APPLY SILT FENCE ALONG LIMIT OF GRADING AS REQUIRED” should read “APPLY SILT FENCE ALONG LIMIT OF GRADING AS REQUIRED, PER CITY STANDARD DETAIL E1.1 (SEE SHEET C06)” 6.The call out for CB #1 is missing the invert elevation for the 18-in storm line. In addition, you are showing a “14-in”line, should this line be a 6-in line instead? Please revise as needed. 7.The proposed garage in the NE corner of the property must have its run-off collected and tightlined to the new detention system. Please show how you plan to do so. Especially the new impervious surface north of building “A”, and the new impervious surfaces east and west of building “B”. Please show how you plan to do so. 9.Your are proposing solid locking lids for CB #1, 2, and 3. It is strongly recommended to use locking vane grates so that you can sheet flow the surface run-off west of building “B” to CB #2 and 3, and the remaining surface run-off area to CB #1. 10.CB #1 needs to have a vane grate not a solid lid. Please change the call out to vane grate. 11.Provide a cross section with elevations of the sewer and storm crossings. One located in the east driveway the other in the west driveway. 12.The Legend shows two different symbols labeled “Water Meter”. Please revise as needed. 13.Please provide bottom of footing elevations fro buildings A, B and the garage. 14.Call out the detail number for the new mailboxes. Copy Mail Box detail from sheet A1.10 to these plans. DRAINAGE REPORT The Drainage report you have submitted is incomplete. The design of the Storm Drainage System for the · proposed development cannot follow the Storm Water Management and Erosion and Sedimentation Control handout #E72. This handout is to be used only for development/redevelopment of sites with more than 2,000 square feet, but no greater than 5,000 square feet. When calculating impervious surfaces, the removal of existing impervious surfaces does not give credit · unless, the removed impervious surfaces are replaced with a pervious surface. You must mitigate for all proposed on site and off site impervious surfaces in your design calculations. Please design and prepare your Drainage Report per City of Edmonds Community Development Code · Chapter 18.30.060 If you have any questions please call the Don Fiene, Hydraulics Engineer, at 425-771-0220, Ext: 1323 · WATER AND SEWER UTILITY PLAN (Currently shown in sheet CO3) 1.Please call out the pipe material for the proposed Water and Sewer lines. 2.The side sewer for the proposed buildings shows a 90-degree bend. It is strongly recommended to substitute this 90-degre for two 45-degree bends separated by a minimum 3-ft stick in order to avoid any future sewage problem 3.Provide invert elevations, at the building and at the private 8-in main, for the proposed side sewers. 4.When referring to a standard detail make sure to include the sheet number such detail is found. 5.Section A-A calls out an existing 12-in Sewer under the proposed sidewalk, this should be 12-in Storm instead. SHEET C05 1.Keep as is. SHEET C06 1.Please change section B-B call out to say “See Sheet R02”. thth 2.Please change the “218 R.O.W Center line” to “218 Painted Road Center line” 3.Please show the distance from the Painted Road Center line to the face of curb. SHEET R03 1.Remove City of Edmonds Standard Details E2.12 and E7.1 EXISTING CONDITIONS (Currently C07) 1.Please keep as is. TRAFFIC CONTROL PLAN (Currently R01) 1.The Traffic Control Plan you have provided is not acceptable. The previous Traffic Control you had provided only needed the changes listed in the previous correction to make it complete. 2.Hauling and deliveries shall be done on private property. Please revise the haul route to show the delivery vehicles accessing the site thru the west driveway and exiting the site at the east driveway. DRAINAGE AND SITE IMPROVEMENTS PLAN (Currently R02) 1.Rename this sheet to “Right of Way and Site Improvements Plan”. 2.Please number all proposed catch basins in the Right-of-Way. 3.Adjust existing catch basins to finished sidewalk grade. Use solid lids. Provide new rim elevations. 4.Proposed catch basins in the Right-of-Way shall have locking vane grates. 5.The proposed catch basin in the east driveway is missing the north invert elevation. In addition, the catch basin you are connecting to is missing the south invert elevation. Please provide both invert elevations. 6.Sidewalk location, please show the distance from the painted road centerline to the face of curb. Three places. 7.The proposed sidewalk call out in the west end of the project should say per standard detail E2.13 not E2.12 8.Provide gutter/line spot elevation at the east and west end of the project. Please delete the proposed Private Fire Hydrant and the proposed public hydrant. 2.Remove note for “Existing Storm System and Existing Storm System Easement” shown next to parking stalls 45(E) and 46(E). 3.Please call out the detail number for the proposed fence and copy the fence detail from A1.10 to P1.10 ARCHITECTURAL LANDSCAPE PLAN (Currently A1.01 and A1.10) 1.Keep as is.
