During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed:
1.Show the water meter at the property line. Please call out the type of material to be used for the water
service line. If poly is used, add a not stating 12-gauge tracer wire required and grounded at both ends
2.Extend the sewer main eastward up to the proposed sewer lateral.
3.Provide a six-inch sewer cleanout at the property line on the Right of Way side of the property line.
4.Show the edge of pavement.
5.Show the proposed curb/gutter and asphalt walkway along the entire frontage of the property.
Curb/gutter, sidewalk, and driveway are to be installed per City of Edmonds standard details E2.8, and
E2.12 Please add this comment to your site plan.
6.Show the minimum distance from the edge of pavement to the face of the curb. The minimum shall be
12-ft.
7.By installing the new curb/gutter 12-ft north from the edge of pavement the drainage ditch will have to
be filled. A new storm line shall be installed at the new gutter line, which will require the installation of
at least 2 new catch basins, one at east the other at the west, that shall be connected to the existing storm
ditch by installing a 12-inch storm pipe armored with 2-4 inch quarry spalls. Please show the new catch
basins, the 12-inch storm line connecting both catch basins, and the 12-inch storm line with quarry
spalls. Please make sure to provide invert and rim elevations for all pipe and structure.
8.Relocate existing mailboxes.
9.The grading exceeds 500-cu-yds. Please contact the Planning Division for SEPA determination.
