Dear Applicant,
I have reviewed the above building permit application for the Planning Division and it was found that the
following information, corrections, or clarifications will need to be addressed before review can continue:
Please note that in the setback area, the maximum height of these walls shall not exceed three feet, as
measured from top of wall to original grade. I compared the original grade to the wall heights provided
and need the following changed to meet the code.
Concrete Retaining Wall:
1. Point 4 appears to have an original grade of about 390.5 and the top is
shown at 395 – please revise to remain under three feet.
Keystone Block Retaining Wall #1:
2. Point C appears to have an original grade of about 378 and the
top is shown at 381.9 – please revise to remain under three feet. Also, Point D appears to have an
original grade of about 379.5 and it is shown at 390 with the top shown at 382.9 – please revise to
remain under three feet.
Keystone Block Retaining Wall #2:
3. As this wall dips below the 378 contour, it appears to exceed
three feet. The top of the wall is shown at 381 – please revise to remain under three feet.
Grading Quantities:
4. Please let me know what the estimated grading quantities of both cut and fill are
for this retaining wall project. If either of these quantities exceeds 500 cubic yards (of either cut or fill)
then please let me know, as an Environmental Checklist, APO List, and $420 fee will need to be
submitted for SEPA review.
Thank you for your cooperation. Please provide a written response to the above mentioned items. And,
please redline your plans to reflect any changes – or, if you are submitting new plans, please submit 3
site plans (one must be reduced size) and 2 sets of the changed pages of the plans. Please make all
submittals to the Development Services Permit Coordinator (Theresa Umbaugh) Monday through Friday,
