Project Address: 120 3`d Ave S
During re -review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please submit written responses to each comment and revised
plans/documents to Theresa Umbaugh, Permit Coordinator.
The City has received the revised plans, including new sheets A2.2 and A3.0 showing "existing conditions".
However, the items below were not addressed from the Building Division comments dated 1/9/07. Copy
attached for your convenience. The bold italics comments were added for more information.
1. Previous item 2:
• As noted in my previous comments and discussion with Mark Fowler of SGA, since the City has no
record of this work as part of the original building construction, a permit must be obtained to
legalize the work, including construction plans stamped and signed by a State licensed Architect or
Professional Engineer, including dimensioned floor plans, roof plan, framing plans, construction
sections, fire rated construction details, elevations, etc. The sketches submitted were incomplete
and were not stamped and signed. Fire rated wall and roof -ceiling construction details/assemblies
applicable to the revised construction were not included in the plans. This was also discussed at
the 2/1/07 meeting.
• Since the "roof deck" area is now enclosed, it appears that sleeping room egress and exiting may be
affected. The architect shall review the impact that enclosing this area has on exiting, sleeping room
egress, and other possible code issues, and include with the next resubmittal. This was not
addressed on the plans, nor in the response letter from the architect, and was also discussed at the
.2/1/07 meeting

• To determine fees for the remodel work, submit a cost estimate from the architect for the work that
was done. Should any additional work be required to alter the non -permitted construction for code
compliance, please submit a separate contractor's bid.
