During review of the revised plans/documents for the above noted project, it was found that the following
information, clarifications or changes are still needed. Please refer to attached letter from the Building
Official dated 2128/07 and one additional item from 2123/07 Building Division plan review comments.
Please submit the followine outstandina items to Marie Harrison. Permit Coordinator:
1. As -built Civil Plans (3 copies) to scale.
2. Special Inspection reports for the North stair: reinforcement, welding, epoxy anchors, structural
observation per IBC 1704.3.
3. As -built shop drawings for North stair (with structural engineer's review stamp and approval).
4. Provide one revised reduced site plan no larger than 8 % x 14 for microfilming with the permit.
Comments regarding revised site plan „submitted March 1, 2007:
The revised site plan must fully replace the original approved site plan. A comparison was done and it was
found that the following information must still be provided on the revised site plan. Please resubmit 3
copies of the full size site plan, and one copy of the reduced site plan (maximum size 8 %2 xl4):
5. North arrow.
6. Height calculations, including corner elevations and datum point used in height calculations.
7. Cantilever at offices 217 and 221.
8. Two balconies at north side of building.
9. Label trash enclosure area.
10. Label concrete walkways and driveway asphalt paving.

The City is prepared to grant Temporary Occupancy on the EB of A Building at 22817 102nd Place
West in Edmonds for a period not to exceed 60 calendar days. The following outstanding items shall
be completely resolved by this timeframe or occupancy of the building shall be jeopardized:

�! Page 9 of the structural calculations notes "depth of the pier per geotech", however Geo Group NW field
report dated 2/16/07 noted that they had not observed the depth and subgrade of the piers that had
already been installed. Provide special inspection report from Geo Group NW addressing these issues
and verifying soil bearing pressure per the structural design.
4 The City Building Inspector did not inspect reinforcement installation prior to pour. Provide field re
by the Special Inspector for the reinforcement installation. port
,,6' Provide a floor plan of the stairway and partial inside of the garage showing compliance with IBC
1007.2 exception #2 and 1007.8 for Exterior Area For Assisted Rescue and stairway construction plan
that the shop drawings were prepared from (stamped and signed by Architect):
a. On the building floor plans, the door swings out. Show the wheelchair route of travel to the
wheelchair space. The wheelchair is not permitted to obstruct the exit path of travel.
b. Show the location of the exit door and swing of the door. Dimension the distance from the
door in the open (90°) position to the north guardrail.
c_ Dimension the distance from the door opening to the top stair nosing.
d. Dimension 30"x48" wheelchair space (IBC 1007.6. 1)
e. Dimension the minimum 48" clear width between handrails (IBC 1007.8.2)
f_ The door must be 3/, hour fire rated.
g• Show identification requirements for the Exterior Area For Assisted Rescue: Illuminated
sign with Braille meeting ICC/ANSI A 117.1 section 703 (copy enclosed for your use)
mounted on the wall adjacent to the latch side of the door (on the inside of the garage) that
states EXTERIOR AREA FOR ASSISTED RESCUE.
r h. Both stairway handrails must be continuous and 34" minimum to 38" minimum above the
stair nosing measured vertically to the top of the handrail. The shop drawings do not show
this.
i. Both stairway handrails must extend a minimum of 12" beyond the top and bottom of the
stairway. The shop drawipgs do not show this.
j_ Dimension the spacing bei'Ween intermediate rails (must be spaced so that a 4" sphere
cannot pass through). The shop drawings do not clearly show that this is being met.
k. Note the required loads for the guardrail/handrail per IBC 1607.7. The shop drawings do
not show that this is met.
60 Submit revise shop drawings addressing the applicable corrections above.
Submit a revised north elevation view of the stair, rockery, etc. The partial elevation view submitted
219/07 does not match the stair in the shop drawings, only shows part of the building, and is on paper
over 4 feet long which is too long to microfilm for archive purposes. Please revise and resubmit.
Special inspection is required for epoxy anchor installation and welding_ We will assume MTC
(Materials Testing & Consulting) will be doing the special inspections. If they will not be doing the
special inspections, contact Marie Harrison for a new Special Inspection and Testing Agreement form
(must be submitted prior to the issuance of the revision).
