Project: Huyer Addition/Remodel
Project Address: 7824 203' St. SW
During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please redline plans or submit two (2) sets of revised
plans/documents (affected sheets only) with a written response to each of the items below to a
Permit Coordinator.
1) Site plan does not have all minimum submittal requirements (topography, water/sewer/gas lines,
setbacks to proposed addition, etc.). See attached sample site plan for minimum submittal
requirements. Please submit three (3) new site plans scaled no smaller than 1"=20' on 8 %z x 14
paper. Also, per email from JoAnne Zulauf, Permit Coordinator dated February 26th the height
calculations points need to be revised to include garage now that it is being attached by the new
addition. Please revise height calculations accordingly.
2) Please clarify datum point. What is a stell cap?
3) Provide a detailed written description of all interior remodel work to be done on the existing
house (i.e. replace all existing windows same size, remodel kitchen new cabinets, plumbing
fixtures, new sheet rock, etc.). Before the permit is issued we will also need a contractor's
written bid for the remodel only portion of the project. Please provide.
4) Provide a complete roof framing plan including the existing house to verify that proposed wall
to be removed is non-bearing. Also, note garage framing and how the addition will be tied in.
5) Post -to -beam and post -to -footing connectors are required on both sides of the post. Please
review section detail to show connectors on both sides top and bottom.
6) On the wall section detail please add or revise the following information
a) One #4 vertical rebar is required at 4' on center. Also, R403.1.3 requires all vertical rebar to
have a standard hook.
b) Anchor bolt plate washers are required to be minimum 3"x 3" x 1/4".
c) Anchor bolts are required to have minimum 7" embedment..
d) Each truss is required to be anchored to bearing wall with approved framing clips. Note on
wall section detail.
e) Minimum R-38 attic insulation and R-30 floor insulation.
f) Specify minimum 18" wood/earth separation between floor joists and the ground.
7) Door between garage and dinning room is required to be 20 minute rated or 1 318" solid core
door. Please note on plans.
8) An additional smoke detector is required outside the master bedroom. Note on plans.
9) Specify, minimum 18" x 24" crawlspace access.
10) Provide crawlspace ventilation calculations (1 square foot for every 150 square foot of
crawlspace area) and show size and location of crawlspace vents on foundation plan.
11) Show size and location of attic access (Minimum 22" x 30").
12) Provide attic ventilation calculations (1 square foot for every 300 square foot of attic space if
using both ridge and eave vents and 1 square foot for ever 150 square foot if not).
13) Whole house ventilation chosen in the energy form was for forced air heating system and the
first page of the form specified electric wall heaters. Please show location of forced air furnace
on the plans or revise energy form for alternate whole house fan system.

PLOUSITE PLAN CHECKLIST
Property owner's name, tax account parcel number and street address.
North arrow designation and Scaled 1"=20'.
❑ Streets, approaches, driveways, sidewalks, alleys, easements (public
and private), paved areas, street dedications and adjacent City right-
of-way (developed or undeveloped). Show dimensions.
❑ Side sewer stub and proposed sewer lines, water meter location, water
service line, gas, cable and phone lines, fire hydrants, telephone poles,
utility transformers.
❑ Existing physical features and water courses of any size (i.e., streams
creeks, ponds, ditches, etc.).
❑ Dimension all buildings and structures (label them existing or
proposed), indicate setback distances, lot area and lot coverage.
❑ Accessory structures and projections; decks, porches, hot tubs, pools,
cantilevered structures, bay windows, chimneys, roof overhangs, cave
lines, breezeways, patios, sheds, pool mechanical rooms, etc.
❑ Retaining wall or rockery location with typical section detail. (Refer
to separate Rockery and Retaining Wall Handouts #B62 & #B63)
❑ Fences existing and proposed.
❑ Building height calculations, average grade, actual height, maximum
allowed height (See Handout #B41). Datum point and elevation
located off-site (i.e. top of sewer manhole lid, top of fire hydrant, etc.)
and lowest footing elevation.
❑ Elevations at four corners of property lines. Topographic lines at two
foot intervals. Lot slope and driveway slope.
❑ Impervious surface calculations, existing impervious surface (Pre and
Post July 1977) separate from proposed impervious surface.
It is the owner/applicant's responsibility to submit a true and
accurate plot/site plan to the City for review.
