RE: Plan Check # 2007-0290
Project: Garage Remodel/Grading
Project Address: 23327 92nd Ave W.
During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please redline plans or submit two (2) sets of revised
plans/documents (affected sheets only) with a written response to each of the items below to a
Permit Coordinator.
1) Provide site plan scaled no smaller than 1 "=20' showing garage, driveway and all existing and
proposed grades including grading calculations for proposed grading. Note: grading must be
done at the same time as the garage floor to avoid placing a surcharge on the foundation wall
because of unequal backfill.
2) On the floor plan specify all room uses in the existing house next to the garage and show any
openings into this area. If there are openings show landings and or steps required if there are any
elevation changes between floor levels.
3) Application form specified washer hookups in the garage. Please show location of washer and
dryer and specify if the dryer will be gas.
4) The south elevation shows a portion of the door being filled in below the new grade level. Please
clarify how this will be filled (Le. poured concrete, etc.).
5) East elevation view shows stepped foundation wall. New slab, according to this elevation, will
be above the foundation wall where it steps down. Please provide section detail through this area
to show how the new slab will be poured against the existing wood framed wall and how no
surcharge will be placed on the existing foundation wall.
6) Provide section detail for the foundation between the existing residence and the garage to show
that a surcharge will not be placed on the existing foundation wall (i.e. is there crawlspace under
the existing house? Unequal backfill?).
