During review of the above noted application, it was found that the following information, corrections, or clarifications are needed. Please redline plans or submit two (2) sets of revised plans/documents (affected sheets only) with a written response to each of the items below to a Permit Coordinator. 1) I was unable to locate the datum point on the site plan. Please clearly label with elevation. 2) Specify if the proposed closet is heated. If so, specify how it is heated (i.e. electric wall heaters, forced air, etc.) and R10 slab insulation is required. 3) Specify minimum 50 cfin fan in proposed bathroom on the floor plans. 4) ,Show location of all smoke detectors through the existing residence. IRC requires smoke detectors in all bedrooms and in the hallway outside each separate sleeping area through out the existing residence anytime a remodel or addition is done. 5) It appears that there will be a site built shower. Provide shower pan construction detail including materials, drain, slope, etc. 6) Each rafter is required to be anchored to bearing wall with approved framing clips. Note on plans. 7) On sheet S-103 it appears that the deck ledger will be attached to the existing cantilevered floor joists. Calculations for ledger attachment was for 12" o.c. and the joists are 16" o.c. Engineer of Record to clarify and if attached to floor joists provide calculations to justify existing joists are adequate to carry additional loads. 8) New master bedroom header (3 118" x 9" GLB) appears to place a point load on the family room door header below. Specify size of this header and provide calculation including point load from above. 9) A-101 shows rise and run on stairs coming off the existing front deck. Please clarify if these are existing or proposed. If proposed please also add these to the site plan and note proposed. Also, show minimum 36" hard surface landing at bottom.
