I have redlined the plans to address past comments where appropriate, but there are still some items that must be addressed on the plans by the Architect. Please provide written responses to each comment and note where changes can be found on the plans. Submit revised plans/documents to Marie Harrison, Permit Coordinator 1 Previous item 5A: I/A3.lc wall detail separating dwelling units WP -3380 has an STC rating of only 44 where a minimum of 50 is required per IBC 1207. 2 Previous item 8: Your letter states that you estimate that 29% of the construction budget is allocated to ADA upgrades, but you do not state how you arrived at that number. Please revise as previously discussed in the November 2nd meeting. The City must be able to verify compliance with WAC 51-50 3409.6 exception 1, which we are unable to do as your letter is currently written. 3 Previous item 12: On Sheet D3 the "using fiber insulation" detail for ducts penetrating I -hour assemblies references "IBC Figure CA 712.4 A". We are unable to find this figure in the IBC or IBC Commentary. Please provide for our review. Are you intending for this detail to be an option to the gyp wrapped joist bay detail shown below? Please explain. 4 Previous item 14: 1 -hour protection of steel columns and beams Sheet D3: Provide listed and tested 1 -hour fire rated assemblies for these details and cross reference where they apply on the plans. As discussed in the November 2nd meeting, provide details for individual protection of wood columns and beams. Where existing wood or steel columns and beams are exposed during construction, they trust be individually protected to 1 -hour construction where supporting a floor and roof or more than one floor, or supporting a fire barrier or fire partition. 5 Comment from the Fire Marshal: On the site plan, a tank enclosure is noted. What type of tank is this? There is currently an LPG generator on site, but no LPG tank to fuel it. If it is an LPG tank, a separate permit is required and it must meet location requirements per the IFC.
