Dear Applicant,
I have reviewed the above building permit application for the Planning Division and it was found that the
following information, corrections, or clarifications will need to be addressed before review can continue:
Datum Point:
1. What is the ‘new’ datum point that you are using for the height calculations (it shows
the elevation points in the 500s)? It looks like the ‘old’ datum point was the spike in the power pole
(the elevation was 387.51). Please redline the site plan: indicate the new datum point and its
elevation. It helps if the height calculations correspond with the topography shown so we can verify
the height rectangle points used. Please make the height calculations and topography contours
consistent.
Setbacks:
2. Please redline/revise the site plan to show that the south street setback is 15 feet (10 feet
is shown). Please also make sure that the new addition remains out of the setback – it looks like the
new projecting modulation is very near 14 feet from the property line. Please recheck and revise if
necessary. Eaves may project into the setback area up to 30 inches. Please also show that the new
western addition is out of the street setback area. The survey shows that the distance to the existing
structure is 14+’ – please revise/redline the site plan to indicate that the new portion is at least 15 feet
from the property line (a dashed setback line of 15 feet is shown but if you could call it out near the
western portion of the building it would be easier to read).
Height:
3. Sheet A3.0 (south elevation) appears to show the allowable top of roof line under the top of
roof line. Please take a look and reline/revise as necessary.
Thank you for your cooperation. Please provide a written response to the above mentioned items. And,
please redline your plans to reflect any changes – or, if you are submitting new plans, please submit 3
site plans (one must be reduced size) and 2 sets of the changed pages of the plans. Please make all
submittals to the Development Services Permit Coordinator (Marie Harrison) Monday through Friday, 9am
