Project: Third Avenue Plaza -- Reroof
Project Address: 120 3rd Ave S
During re -review of the plans/documents for the above noted project, it was found that the following
information, clarifications or changes are needed. Please submit written responses to each comment and
revised pians/documents to Theresa Umbaugh, Permit Coordinator.
I. In response to item #2 in the Architect's letter (undated) received by the City on March 15, 2007, the
building is not equipped throughout with an automatic sprinkler system.. City archived plans for the
existing sprinkler system show that only the upper floor is sprinkled, not the basement and main floor,
therefore the building is not sprinkled throughout as specifically required in section 1025.1 exception 1.
IBC 903.3.1.2 (NFPA-13R system) would only apply to Group R buildings four stories in height or less
(see IBC 9033.1.2). This is a mixed use building containing occupancies other than Group R, therefore
an NFPA-13 system would be required to Meet IBC 1025.1 exception 1.
If the sprinkler system will be installed throughout the building, please contact the Fire Marshal for
discussion of Standard NFPA-13 which would be required throughout a mixed use building, and contact
Theresa Umbaugh, Permit Coordinator for permit requirements. Otherwise, code analysis by the
architect is still required for exiting issues, since the "roof deck" area is now enclosed.
