Please respond in writing to each item and include the location(s) of the changes to expedite the re -review. Please resubmit plans/documents and written comments to Marie Harrison, Senior Permit Coordinator. 1. Recalculate floor areas on the coversheet. Based on the floor plans the lower floor is approximately 1700 sf. and the upper floor and the upper floor is approximately 220 s£ Please revise. 2. Previous Item 5: Please be aware that the City is not approving in any way the "future guest suites" referenced on sheet AT 1. In the future if the owner chooses to pursue this change of occupancy, future codes in effect at the time the permit application is submitted to the City must be met. 3. Previous Item 7e: The outline of pergola structure over the fire pit is still not shown and labeled on the site plans. 4. Previous Item 7h: a. The accessible path of travel from the parking stall to the building entrance is still not on the site plan from the top of the ramp, including landing, and travel to the entry door. Please clarify that the landing will be minimum 60"x60" with a maximum 2% slope, and clarify the slope from the ramp landing to the entrance door. Please also show this information on sheet A2.1. Dimension the length of the ramp and landing. b. The accessible path of travel from the public sidewalk to the entrance door is not shown. Please provide. 5. Previous Item 9: It is still not clear on the site and landscape plans that the pool fence is continuous to enclose the pool area. 6. Provide dimensioned stair construction detail for stair to main entrance from sidewalk. The landscape plans refer to the architectural plans, however no detail could be found. Show construction materials, rise, run, handrails on both sides, handrail height, handrail extensions, width, landings, etc. 7. Since the pool deck area is considered an egress court for the lower floor of the building. In addition, the occupant load for the pool deck area exceeds 49 requiring 2 exits. The swimming pool enclosure fence obstructs the path of exit travel to the public way, therefore the gates. are considered required exit doors from pool deck area. Note on the site plan that the gates are required exits: a. Provide a detail of the poo_ 1 deck exit gates showing that they meet IBC 1008.1, such as for width, swing, side hinges, opening force, etc. b. Provide panic hardware on the pool deck exit gates (must be approved for exterior use). c. Provide illuminated exit signage at each pool gate. d. Provide emergency lighting in the exiting areas of the pool. deck. 8. Most of the accessible details. on Sheets Al0.1 and A.10.2 are for accessible dwelling units. Please revised to be applicable to this building which contains no dwelling units {kitchen sink, work surfaces and appliances; bathrooms, showers (including exterior shower)). (Additional clarification of previous items 11 & 12) 9. Previous item 16: Still waiting for Special Inspection and Testing Agreement for the Structural items on Sheet S 1.1. We received the geotechnical special inspection agreement. 10. Door Schedule: a. Provide exit door hardware for door 201 and note how the proxy reader interacts with the door hardware so that it will remain open from the inside without special knowledge or effort. b. Clarify fire ratings noted on the door schedule. Many are noted as 60 minute rated and are fully glazed. 11. The kitchen exhaust fan noted on A7.3 is undersized. This will be reviewed with the mechanical submittal. It must meet TMC 507.13.4. 12. Previous consultant item: Provide information for the wall and floor finishes for the restrooms per IBC 1210. 13. Previous consultant item: Submit Lighting Summary form for review. Form can be found on the following website http://www.neec.net/resources/resources.html 14. Building Envelope sheets are listed on the coversheet of the plans, but were only included in one of the plan sets. EBB 1848 (RCW 64.55) does not apply to buildings that do not contain dwelling units. Please tell us your intent with regards to the BE sheets. STRUCTURAL Quality Control Notes on Sheet S1.1 and General Comments Wind speed-up effect coefficients. Nothing was shown on the plans. 3. More focused Live Load notes needed. This wasn't addressed. 4. Omitted Lateral Load Comments 1. Wind forces control exterior wall/roof cladding connection and roofing. This wasn't addressed. Page 2 of 2
