RE: Plan Check # 2007-0290
Project: Garage Remodel/Grading
Project Address: 23327 92nd Ave W.
During re -review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please redline plans or submit two (2) sets of revised
plans/documents (affected sheets only) with a written response to each of the items below to a
Permit Coordinator.
1) 4/10/07 Grading plan submitted shows 0-9. S' rockery proposed along the South property line.
See attached Rockery handout. Provide top and bottom wall elevations at 5' intervals as well
as details and calculations stamped and signed by a Washington State Licensed Professional
Engineer. Peer review will be required at owners expense. Provide site plan scaled no smaller
than 1 "=20' showing garage, driveway and all existing and proposed grades including grading
calculations for proposed grading. Note: grading must be done at the same time as the garage
floor to avoid placing a surcharge on the foundation wall because of unequal backfill.
2) ok
3) 4/10/07 for existing furnace and water heater please specify if these are gas appliances and if
so how they will be elevated minimum 18" above new garage floor. Application form specified
washer hookups in the garage. Please show location of washer and dryer and specify if the dryer
will be gas.
4) ok
5) ok
b) 4110/07 Because the wall is existing a Washington State Licensed Professional Engineer must
provide calculations to justify that the existing foundation is capable of supporting
surcharge. We can not assume that the car will stay within line shown on details provided.
Provide section detail for the foundation between the existing residence and the garage to show
that a surcharge will not be placed on the existing foundation wall (i.e. is there crawlspace under
the existing house? Unequal backfill?).
