Please redline plans or submit two (2) sets of revised plans/documents (affected sheets only) with a written response to each of the items below to a Permit Coordinator. 1) Specify if the deck is existing or proposed. If proposed please provide complete construction plans as well as a site plan showing deck location and setbacks. 2) Provide existing floor plan. 3) Specify all room uses on the floor pian (i.e. kitchen, bedroom, living room, etc.). 4) 2x6 floor joists will not accommodate R-30 batt insulation. Specify rigid insulation or upgrade to 2x10 joists. 5) On the section views specify headroom (7' minimum required). 6) Minimum wall insulation is R-21. 2x4 walls will not accommodate R-21 batt insulation. Specify rigid insulation or furr out walls. Note on section details. 7) On the section details specify if the foundation is existing. If proposed, specify all dimensions, rebar, anchor bolts, etc. 8) Minimum 50 efin exhaust fan is required in the bathroom and laundry room. Note on plans. 9) Provide construction section detail for interior partition walls showing bottom plate, stud size and spacing, top plate, etc. 10) Smoke detectors are required in each sleeping room and in the hallway outside each separate sleeping area throughout the entire house. Show smoke detectors on the floor plan and they will need to be hardwired and interconnected with battery backup. 11.) Minimum 36" landing is required at each exterior door. Show on the plans and specify if they will be at grade or if a landing will be constructed. If constructed provide construction information on the plans. 12) Specify garage floor surfaces especially for the side that was converted to habitable space and now back to garage. Garage floors must be of non-combustible materials. 13) Provide section detail through the garage and new habitable space (closet/laundry room) showing how the garage slab will tie into the wood floor system at the proposed wall. 14) For the new garage overhead door specify size of header and whether it is existing or proposed. 15) Note garage/dwelling separation on plans. Minimum %2" sheetrock required on garage side of wall and 5/8" type X on the ceiling when there is habitable space above and minimum 20 minute rated or 13/8" solid core door. 16) Show size and location of attic access (Minimum 22" x 30"). 17) Provide attic ventilation calculations according to R806.2 (1 square foot for every 300 square feet of attic space if using both eave and ridge vents and 1 square foot for every 150 square feet if not). 18) Each truss/rafter is required to be anchored to bearing wall with approved framing clips. Note on plans. 19) Clarify what space the stairs in the existing garage access. This appears to be a single story house. Page 2 of 2
