Provide written responses to each comment and where changes can be found on the plans. Please submit revised plans/documents to Marie Harrison, Permit Coordinator. 1. It is very unclear throughout the plans what work is existing to remain versus what work is proposed. Please make it very clear. The plans should clearly reflect the scope of work shown on sheet AO.00. 2. Coversheet (Sheet AO.00) a. List the following codes on the coversheet of the plans: i. 2003 International Building Code (including Accessibility) with State Amendments ii. 2003 International Mechanical Code (including International Fuel Gas Code) with State Amendments iii. 2003 International Fire Code with State Amendments iv. 2003 Uniform Plumbing Code with State Amendments V. 2004 Washington State Energy Code (WAC 5 1 -11) vi. 2003 Washington State Ventilation Indoor Air Quality Code (WAC 51-13) vii. Edmonds Community Development Code b. Change type of construction to VA (IBC designation). c. Revised occupancy to include R2 apartments. d. Note structural design criteria e. On the site plan show that the apartment addition is existing not new. f. Dimension the accessible parking stall and access aisle. Show location of accessible parking sign at head of parking stall. See enclosed handout. g. Coordinate ramp, entrance and new post locations with Sheet A4.00. On the site plan it appears that the accessible path of travel and exit path of travel would be obstructed by the posts, however on Sheet A4.00 they are not obstructed. 3. "New fascia" detail on Sheet A8.00: a. Clearly distinguish existing construction from new construction. b. Revise to include entire post and footing. c. Provide a separate detail for each different height of fascia (i.e. at 6 feet, 8 feet, etc.) and cross reference where they apply on the plans. d. Note on the detail that the gutter surface must slope a minimum of 2% to the down spouts. This will require a built-up gutter of approximately 8" at the center of the building to drain to the 2 comer down spouts shown on the plan. Clarify on the detail how this will be accomplished since you are only showing about a 3" high trough. e. Specify ledger attachment for the fascia to the exterior wall. f. The underside of the fascia soffit must be 1 -hour fire rated construction. Please clarify detail. g. Specify type, size and number of fasteners for the bracing. h. Provide adequate flashing to prevent backing up of water at existing sloped roof during heavy rainfall and snow build-up. 4. Revise the roof plan (Sheet A6.00) to show the proposed fascia additions and bracing. 5. Provide wind load calculations for new fascia framing for the various heights and revise construction details accordingly. 6. Provide 1 -hour listed and tested fire rated assemblies for the exterior wall, columns, and beams. Include all construction requirements of the assemblies on the plans so they are constructed and inspected properly in the field. 7. Provide dead load for deck with concrete pavers, 8. Provide beam calculation for decks. 9. "New extended deck" detail (Sheet A1.00): a. Specify ledger attachment for deck and calculation to justify. b. Specify top and bottom attachment of 2x2s at guardrail, and specify plate nailing of short wall portion of guardrail. Guardrail must resist concentrated load of 200 lbs at top rail and 50 psf at intermediate rails (provide calculation to justify). c. Provide for positive drainage off of the deck without draining onto exit way below. 10. Change deck joist size on Sheet A4.00 to match detail framing. 11. Dimension width of deck on Sheet A6.00. 12. Remove notes on Sheet A8.00 that refer to 1 -hour construction within 4 feet of property line. The roof eave, fascia, soffit, etc. must be 1 -hour construction since it is a VA building. 13. Clarify plans if decks are being extended at the l' floor as well as the 2°a floor. 14. Provide construction detail of arched entry.
