Theresa, Ann. Bullis's comments indicated that the planned alterations require accessibility upgrades per
IBC/WAC 3409.6. Since it is impractical to provide accessibility to all primary functions of the property, the
Stratford Company, per the exception #1, has elected to provide a minimum of accessibility upgrades equal to
at least 20% of the project cost.
The building will be accessible throughout the ground floor level (including the common areas), however, the
second floor living units will be accessible only by stairs.
The estimated cost of the alterations which require permits (not including decorating) is $148,268. 20% of this
project cost is $29,654.
The planned accessible upgrades are:
• Accessible 6' patio doors with qualifying thresholds and transition ramps from ground floor units
to outdoor patios.
• Restriping to achieve 4 designated handicapped accessible parking stalls (requires reducing the
total parking provided by 2 car stalls).
+ Convert existing toilets which serve the Recreation Room to Unisex handicapped accessible
toilets.
• Install accessible ramp access with railing to the ground floor of the South wing in lieu of the
existing multiple risers.
• Install sidewalk and new exterior door for accessible access to new Exercise Room.
The estimated cost of these upgrades is $77,500 which exceeds the 20% minimum requirement.
