The following comments, deficiencies/corrections must be addressed prior to completion of. plans review and subsequent issuance of permits. Provide revised plans and calculations along with a written response to each of the items listed below to facilitate a shorter back -check time. SCOPE OF REVIEW The scope of this review is for the ordinance, structural and energy portions of this project. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL COMMENTS 1 STRUCTURAL COMMENTS CALCULATION 1. Page 1.1., Simplified wind load method can't be used because of the irregularity shape of this building plan per IBC section 1609.6.1.1. #5. 2. Page 4.2, Please recheck the shear wall aspect ratio for the shear wall line 1 that is only 1.75 ft long (from calculation page 4.2), and reduce the shear wall capacity accordingly per IBC table 2503.3.3. 3. The plan is with re-entrant corner irregularity (L shape) per IBC table 1616.5.1.1. Please provide diaphragm design to make sure the maximum diaphragm dimension ratio is within code limit per IBC table 2305.2.3. Provide design, detail and calculation for each diaphragm chord, collector, blocking, strap, please indicates the assumed diaphragms in plans. An increase of 25% is required in the calculated design forces for connections of diaphragms to collectors and vertical element per ASCE 9.5.2.6.5.1 DRAWINGS 4. General -- Fasteners for preservative -treated and fire -retardant -treated wood shall be of hot -dipped zinc -coated galvanized steel, stainless steel, silicon bronze or copper. Coating weights for zinc -coated fasteners shall be in accordance with ASTM A153. Reference Section IBC Sec.2304.9.5 & IRC Sec. 319.3 5. Sheet # 3, Please specifies the 3X member for sill plate and framing member receiving edge nailing with staggered nailing for those shear walls has design value exceed 350 PLF (ASD), such as wall line 2 level 1 v=516 PLF from calculation page 4.2, per IBC table 2306.4.1. 6. Sheet # 6, HDR -9 Garage header 5 118 X 16'/ and FB -4 are supporting discontinuous shear wall from above. In the event of an earthquake, these beams have to take compression and tension couple coming from the shear walls. Please recheck the adequacy of these beams with combined seismic and gravity load per IBC 1620.2.9. 7. Sheet # 9, Section shows bottom of footing below the undisturbed ground surface is less than 12 °, which is in conflict with IBC section 1805.2. Please clarify. Additional corrections may be required following receipt of corrections and additional information as requested. Your plans are being reviewed concurrently with the Building Department, Fire 2 C Department, Zoning Department and Public Works Engineering. Changes, clarifications or additional corrections may be required subsequent to the Building Department plan review when comments are received from the other concerned departments.
