If the shed is under 600 square feet in area, it may be located as close as 5 feet from the rear (north) property line, but it must still meet the minimum 7.5 foot side (west) setback. Also, what is the height? Please make sure it is under 15 feet. 2.Coverage: The maximum lot coverage in all single family zones is 35% of the total lot area. Please provide the area (footprint) of the existing shed, the existing house, and the existing garage, so I can make sure that you do not exceed this figure with the new deck. ECDC 21.15.110 Coverage means the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point two and one-half feet in from the outside edge of a cantilevered roof, whichever covers the greatest area. 3.Height: Sheet S3 indicates that the height of the new deck “varies.” However, I need to know the height (especially along the western side of the deck), as measured from the top of the deck to the ORIGINAL grade (not from any fill that may have been brought in). If it is over 30 inches, then the deck needs to meet the minimum 7.5 foot side (west) setback. If it is less than 30 inches at all points, then the uncovered portion may project up to 2.5 feet (1/3 of the setback distance, or 5 feet from the west property line). ECDC 16.20.040.C Uncovered and unenclosed porches, steps, patios, and decks may project into a required setback not more than one-third of the required setback, or four feet, whichever is less; provided, that they are no more than 30 inches above ground level at any point.
