Re: Height Survey for Permit BLD2006-0924 at 8012 24011, Street SW

The City received a height survey stamped by David G. West Jr., Surveyor and
upon review it appears his survey is based on finished grades. Height
calculations are required to be calculate based on original grades as shown on the
approved site plan (ECDC 21.40.030). Based on the height calculations shown on
the approved site plan the maximum allowable height is 151.75. Note the survey
is showing actual height at 152.68 which is presumably still over the maximum
allowable height since the surveyor used the same datum point from which the
approved height calculations were based.
In order to resolve this issue instruct your surveyor to re -shoot height based on
city approved height calculations or acknowledge that the building is 11.6" over
height and provide revised plans to show how the roof framing will be altered to
met the maximum allowed height. Contact Gina Coccia in Planning if you have
questions regarding the city's height codes and/or variance criteria.
