The above referenced project is in the process of plan review for compliance with
Edmonds ordinances and applicable codes. The following comments,
deficiencies/corrections must be addressed prior to completion of plans review and
subsequent issuance of permits.
Provide revised plans and calculations along with a written response to each of the items
listed below to facilitate a shorter back -check time.
SCOPE OF REVIEW
The scope of this review is for the Structural Only requirements of this project including
the concrete retaining wall.
All features were checked only to the extent allowed by the submittals provided. All
portions of this project are assumed to meet or will meet other departmental requirements,
conditions and concerns before permit approval.

STRUCTURAL COMMENTS
Site Plan:
1. Please provide a detail for the ECO -block wall noted on the site plan. All that is

2. 1. The geotechnical report states that the minimum depth of the perimeter footing
shall be 24" below finished grade. Please modify the drawings to state the 24"
square footing shall be 24" below grade and not I8" as recommended by the
geotechnical engineer. Alternative submit letter form the geotechnical engineer to
justify 18 ". Page 7 of the report. The response states the drawings have been
changed but the new drawings still does not state 24" as required per the submitted
geotechnical report.
Sheet 8 MAIN FLOOR FRAMING:
3. Engineer of Record (EOR), the beams specified on the drawings do not match the
new analysis submitted. Provide an analysis for the beams specified on the
new/revised drawings.
4. 10. EOR, please provide a detail at the corner of the opening in the diaphragm.
This is at the 3-1/8X13-1/2, diagonal double joist, 1-3/4 X 9-1/2 LVL and diagonal
1-3/4 X 9-1/2 LVL. It is not clear how these members will be connected in order to
transfer the vertical loads. Please add this information to the drawings. The new
detail states the bearing support for the glu lam beam at the 6x6 post to be 2" by
the beam width. Submit an analysis for this to support the design loads. Based off
the submitted analysis of the beams the reactions will exceed the allowable bearing
stress. Please modify accordingly. NDS 3. 10.
5. 12. EOR please provide a detail for the connections of the 5-1/2 PSL flush with the
floor and 5-112X9-112 under the floor . How are these beams being supported?
Please provide a detail at these locations. The response states a detail has been
added. This detail is detail A: All that is noted (3) 2x4 at locations and (5) 2x4
at the other. Submit an analysis showing the allowable bearing will not be
exceeded at this location. NDS 3.10
6. EOR please provide analysis for the double stud to support the 6x10. THe 6x10
also support the 5-1/8X18 GLB.
7. 13. EOR, please provide a detail at the column 48 supporting the 5-118X21. How
is the beam being connected to the post? The post width is 7:5 and the beam 5-1/8.
A positive connection is required to be added at this location. For some reason the

beam sizes specified on the drawings have changed from originally submitted, but
the analysis specifies larger beams. Please either re -submits an analysis for the new
beams specified on the drawings or modifies the drawings to match the analysis.
The beams specified on the drawings are not conservative based off the required
analysis for the beams.
Sheet 11 BUILDING CROSS SECTION & DETAILS:
8. 14. Detail G. Geotechnical report state the minimum depth to bottom of footing
shall be 24 ". Please modify accordingly. This still has not been modified as per
the geotechnical report. For example: 6"+8"+2"=16" not 24". The "E" in the
footing schedule shall be a minimum of 14" in order to meet the geotechnical
recommendations.
9. EOR, the design analysis appears to imply T bars shall be horizontal on the top of
the footing as shown on the drawings but also on the bottom of the footing, T bars
are required running in the other directions. Please modify the retaining wall to
match the analysis submitted or clarify the submitted analysis.
10. Detail G. Please specify the reinforcement on the drawings for the key as required
per the design. Nothing is specified at this time.
Sheet 12 DETAILS:
11.18. Detail D: Please speck the maximum height not only the minimum in order to
check the connections and the 4x4 post. All that is stated in 3' minimum. Please
specify the maximum height of the deck. It still states minimum. To assure the
guardrails do not exceed the design requirements please add the maximum height.
Additional corrections may be required following receipt of corrections and additional
information as requested.
Your plans are being reviewed concurrently with the Building Department, Fire
Department, Zoning Department and Public Works Engineering. Changes, clarifications
or additional corrections may be required subsequent to the Building Department plan
review when comments are received from the other concerned departments.
