Project Address: 733 Hemlock Street
During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please redline plans or submit two (2) sets of revised
plans/documents (affected sheets only) with a written response to each of the items below to a
Permit Coordinator.
1) Description of work stated that the interior stair guardrail at the entry is to be replaced. Please
note on plans and specify minimum 36" high and rails spaced so that a 4" sphere can not pass.
Also, guardrails are required to resist 200 psf and the in -fill components must resist 50 psf per
Table R301.5. Note on plans.
2) On the elevation views specify headroom under new addition/deck for egress out of lower floor
at the door.
3) R403.1.3 requires all vertical rebar to have a standard hook. Revise all foundation details to
reflect.
4) Ledger attachment shown on the framing plans (both deck and addition) does not meet
conventional construction. Revise to 3/8" x 4 I/2" lag bolts or screws at 3" o.c. or provide
calculations from Engineer of Record for size and spacing shown on the plans. Note: use of nails
subject to withdrawal is not permitted.
5) Shearwall 4 is called out at the lower floor and there is no shearwall 4 in the table. Engineer of
Record to specify new shearwall for this location or provide specifications in table for shearwall
4.
6) On the foundation plan specify footing dimension for intermediate deck landing between flights
of stairs. All that is show is 4 boxes. Please dimension.
7) On the plans show minimum 36" hard surface landing on the exterior side of the new garage
man door, the lower floor sliding door under the new addition and at the bottom of the new deck
stairs.
