Please redline plans or submit two (2) sets of revised plans/documents (affected sheets only) with a written response to each of the items below to a Permit Coordinator. 1) Please add the following information to the site plan. Please redline plans or resubmit three (3) new site plans scaled no smaller than 1"=20' and one on paper no larger than 8 %z" x 14". ■ Label North arrow ■ Label yellow highlighted portion off North side of house (i.e. replacing existing deck, new deck, etc.). ■ Site plan is not to scale. Please resubmit scaled site plan. ■ Show where the right-of-way ends and the private easement begins along West property line. ■ Show topography lines at 2' intervals to show lot slope. 2) Specify if box off the East side of the house with two circles is to represent a chimney. If so, Per M1001.15 masonry chimneys shall have a minimum 2" clearance to combustibles. Specify on the plans how this will be obtained around the chimney. 3) Provide manufactures specifications for torch down roofing to be used as waterproof deck membrane. ,Some roofing materials are not approved for walking surfaces. 4) Show minimum 2% slope for deck. 5) Provide typical stair detail showing rise, run, handrail, guardrail, headroom etc. complying with R311.5. 6) Specify spacing of floor joists (i.e. 2x8 at 16" o.c.). 7) Provide calculations for 4x8 beam with 4' cantilever at ends. 8) Plans show demo storage walls below. Please clarify if they are to be re -built of if the deck will just be open below. 9) Portion of the deck near that stairs shows "sleepers" please specify what they are sitting on. They are supporting the end portion of the deck at this location and this is non -conventional framing (not post/beam/footing). Provide calculations from a Washington State Licensed Professional Engineer to justify or revise to conventional framing. 10) Specify ledger size and attachment type, size and spacing. 3/8" x 4 %z" lag bolts or screws at 4" . o.c. is the minimum size and spacing without requiring engineered calculations. 11) Provide framing and foundation plans for the proposed 11"x11" deck. Although this deck is less than 30" because the property is considered a critical area a permit is required and plans must be reviewed. 12) On the elevation views specify height of deck above grade. If proposed posts exceed 8' in height provide axial load calculations for posts. Page 2 of 2
