Provide written responses to each comment and where changes can be found on the plans. Please provide these comments to your architect and submit revised plans/documents stamped and signed to Marie Harrison, Permit Coordinator. 1. On the plans, note the type of construction (H -FR per City archived plans which is equivalent to IB construction under 2003 IBC). Note the occupancies (B office and S1 storage/warehouse per archived plans). 2. On the plans, note the floor areas for each floor and occupancy of the building. 3. Provide a complete first floor plan showing the new office area. 4. Show the outline of the 2°d floor above on the floor plan. 5. For Type IB construction, interior non-bearing walls must be non-combustible, or constructed of fire - retardant treated wood, or must be 1 -hour fire rated construction (IBC 603.1). If you choose to construct 1 -hour walls, provide details on the plans showing listed and tested 1 -hour fire rated assemblies. 6. Show existing occupancy separations and specify fire ratings (archived City plans show an existing i - hour occupancy separation between the office and warehouse, this would be applicable at both floors). Show existing fire doors and ratings. 7. Show existing/proposed mechanical ventilation (supply and return) in the office occupancy. 8. Show required accessible maneuvering distances at the new walls/doors (see enclosed handout). 9. Accessible door hardware is required on the new door. 10. The alterations require accessibility upgrades per 1BC/WAC 3409.6. On the plans clearly show that the exterior and interior accessible route of travel complies with current code, or provide upgrades per the previously referenced section. If you choose to use exception #1 of that section, provide a letter stamped and signed by the architect (reference the code exception), stating what parts of the existing site and building are not accessible, the project cost and what 20% of it equals, list the upgrades that will be done as part of this permit as well as showing that the total cost of the upgrades is at least 20%. 11. All plans must be stamped and signed by the Architect of Record since the building exceeds 4000 sf.
